Key Responsibilities Perform general repairs, preventative maintenance, painting, and replacement work. Repair and maintain fences, gates, signs, and exterior building surfaces. Complete minor plumbing and lighting repairs that do not require a licensed contractor. Perform minor concrete and asphalt patching. Paint curbs, parking-space markings, bumper stops, fire hydrants, piping, and utility-access covers. Repair, paint, and maintain recreational equipment, pool areas, and other common-area surfaces. Pressure wash applicable buildings, walkways, pool areas, and other Association property. Pick up litter and help maintain clean, attractive common areas. Obtain maintenance materials and supplies from local vendors when directed. Inspect Association property for maintenance concerns, insect damage, and potential safety hazards. Safeguard Association tools, equipment, supplies, and property. Communicate daily with the Community Association Manager regarding completed work, concerns, and recommendations. Perform other reasonable duties related to the maintenance and appearance of the community. Preferred Qualifications Previous experience in property, building, apartment, condominium, or community-association maintenance. Working knowledge of general repairs, painting, pressure washing, fencing, minor plumbing, and basic electrical fixtures. Ability to identify maintenance concerns and safety hazards. Ability to prioritize assignments and work independently. Strong communication, organization, and problem-solving skills. Professional, respectful, and courteous when interacting with residents, guests, vendors, and Association employees. Dependable attendance and a strong commitment to quality workmanship. Ability to safely perform the physical duties associated with an outdoor maintenance position. Valid driver's license and reliable transportation preferred.
