This position responds to maintenance requests, performs preventative maintenance, assists with community events and setups, and ensures the property is maintained in a safe, clean, and attractive condition for residents and guests.
Essential Duties & Responsibilities:
Perform daily inspections of the community, clubhouse, amenities, common areas, and grounds. Respond to resident and management maintenance requests and complete assigned work orders promptly. Perform routine preventative maintenance on community facilities, equipment, fixtures, and amenities. Perform minor plumbing repairs, including faucets, toilets, drains, valves, and minor leaks. Perform basic electrical maintenance, including replacing light bulbs, switches, outlets, and fixtures as permitted. Perform minor painting, drywall repairs, patching, caulking, and general carpentry. Assist with basic HVAC maintenance and report equipment issues requiring professional service. Maintain clubhouse facilities, restrooms, fitness areas, pool areas, meeting rooms, and other amenities. Keep pool decks, sidewalks, walkways, and common areas clean and free of debris. Assist with pressure washing, sweeping, blowing, trash removal, and general grounds upkeep. Assist with setting up and breaking down tables, chairs, equipment, and other items for community meetings and events. Assist with maintaining playgrounds, recreational areas, gates, fencing, and other community amenities. Inspect community property and report safety hazards, damaged equipment, or maintenance concerns to the Maintenance Supervisor or Property Manager. Assist with hurricane preparedness, including securing common areas and community amenities before storms and cleanup following severe weather. Maintain an organized inventory of tools, equipment, and maintenance supplies and notify management when supplies need to be reordered. Coordinate with vendors and contractors when specialized repairs or services are required. Maintain accurate records of completed work orders, inspections, and preventative maintenance. Follow all HOA rules, safety procedures, company policies, and applicable regulations. Provide courteous and professional service to residents, Board members, vendors, and visitors. Perform other duties as assigned by the Maintenance Supervisor or Property Manager. Full- Time Mon-Fri 7a-3:30p
