Position Summary The Property Maintenance is responsible for maintaining the condition, safety, and appearance of rental properties and common areas. This position performs routine maintenance, repairs, unit turnover work, grounds upkeep, and responds to resident maintenance requests. The ideal candidate is dependable, self-motivated, detail-oriented, and able to work independently while providing professional and courteous service to residents. Essential Duties and Responsibilities Apartment & Building Maintenance Respond to and complete resident maintenance requests in a timely manner. Troubleshoot and repair common plumbing, electrical, HVAC, appliance, and general maintenance issues. Repair or replace items such as faucets, toilets, light fixtures, outlets, switches, door hardware, blinds, and other minor fixtures. Perform preventative maintenance throughout the properties. Inspect apartments, buildings, and common areas for maintenance and safety concerns. Report major repairs or issues requiring licensed contractors or specialized services to management. Maintain accurate records of completed maintenance work. Unit Turnovers Clean, repair, and prepare vacant units for new residents. Patch and repair drywall and perform minor painting as needed. Replace or repair flooring, fixtures, hardware, and other items as necessary. Clean appliances and other areas of the unit. Complete turnover work within established deadlines. Identify and report damage beyond normal wear and tear. Grounds & Common Areas Maintain the appearance and cleanliness of the property's exterior. Assist with seasonal property maintenance, including snow and ice removal, as needed. Maintain sidewalks, parking areas, entrances, common areas, and other exterior spaces. Assist with lawn and landscaping maintenance as needed. Help maintain pools, clubhouses, fitness centers, and other community amenities as directed. Resident Service Interact with residents in a professional, respectful, and courteous manner. Maintain resident privacy and confidentiality. Communicate maintenance issues or concerns to management. Provide appropriate notice before entering occupied units, in accordance with company policy and applicable law. Maintain a clean and professional appearance while working on the property. General Responsibilities Follow all company safety procedures and applicable laws and regulations. Assist with property inspections and special projects as needed. Respond to maintenance emergencies when required. Work cooperatively with property management and other staff members. Perform other duties as assigned. Qualifications Previous maintenance, construction, apartment, property management, or related experience preferred. Basic knowledge of plumbing, electrical, carpentry, painting, drywall repair, and general building maintenance. Ability to troubleshoot problems and determine appropriate repairs. Ability to use common hand and power tools safely. Ability to prioritize work orders and manage time effectively. Strong attention to detail. Good communication and customer service skills. Dependable, punctual, and able to work independently. Ability to maintain a professional relationship with residents and coworkers. Valid driver's license and reliable transportation, if required for the position. Physical Requirements Property Maintenance must be able to: Lift and carry materials and equipment weighing up to [50] pounds. Stand, walk, bend, kneel, crouch, climb, and reach for extended periods. Climb ladders and work safely at various heights. Perform repetitive physical tasks when necessary. Work indoors and outdoors in varying weather conditions. Safely operate hand tools, power tools, and maintenance equipment. Work Schedule This position is generally scheduled for M-F, 8am-5pm , with occasional evenings, weekends, holidays, or on-call/emergency maintenance responsibilities as needed. Pay:

$55,000.00 - $75,000.00 per year
