Approximately $28-30/hour, depending on experience About the Role We are seeking a reliable, hands-on Building Superintendent to oversee the day-to-day cleaning, upkeep, and general appearance of a residential condominium building. The ideal candidate is dependable, organized, takes pride in their work, and is comfortable working independently. This position also involves interacting with residents, coordinating building access, supervising unit moves and vendor activity, and identifying maintenance or building issues before they become larger problems. Key Responsibilities Maintain cleanliness of all common areas, including the lobby, elevators, hallways, gym, trash rooms, roof deck, and exterior areas. Perform routine cleaning, trash removal, vacuuming, mopping, disinfecting, and other janitorial duties. Maintain trash and recycling areas and move containers for scheduled collection. Perform routine inspections of the property and report maintenance, damage, lighting, or safety issues to property management. Maintain the roof deck, grills, furniture, and other common-area amenities. Monitor and maintain cleaning supplies and notify management when supplies need replenishing. Check and organize packages in the designated package storage area. Assist with unit moves, including coordinating the move schedule and supervising movers entering and exiting the building. Coordinate and supervise access for contractors, vendors, inspectors, and other authorized workers. Provide authorized access to units when required. Install and remove elevator padding as needed for moves, deliveries, and unit work. Maintain a professional and courteous presence with residents, vendors, contractors, and visitors. Provide front desk coverage during scheduled deliveries, building events, and other assigned periods. Complete basic computer/email communication and other building-related administrative tasks as needed. Report any building issues or maintenance concerns to property management. Qualifications Previous experience in building maintenance, janitorial work, custodial services, property maintenance, hospitality, or a similar role preferred. Strong attention to detail and pride in maintaining a clean and well-kept property. Reliable, punctual, and able to work independently. Ability to prioritize daily responsibilities and take initiative. Comfortable interacting with residents, vendors, contractors, and building staff. Must be able to communicate effectively in English, both verbally and in writing, with residents, vendors, contractors, and property management. Ability to identify and report maintenance issues, damage, safety concerns, and other building problems. Basic computer and email skills. Ability to perform physical tasks associated with cleaning and maintaining a building, including lifting and moving supplies, trash containers, furniture, and other building-related items as needed.
