Join us as we continue to redefine the standards of excellence in property management Reports to: Maintenance Supervisor/Facilities Manager The Maintenance Assistant is responsible for responding to maintenance requests as instructed by the Maintenance Supervisor/Facilities Manager, as requested by residents or vendors. This position ensures that the physical aspects of the property meet the Company's established standards and any applicable laws.
Essential Duties & Responsibilities:
Performs preventative maintenance and specific tasks related to apartment turns. Does daily litter patrol on a scheduled and consistent basis. Assists maintenance with general, basic repairs in the areas of HVAC, electrical, plumbing, , carpentry, dry walling, painting, exterior structural, and appliances. Performs snow removal, as needed. Responds to assigned work orders promptly and professionally. Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents. Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance Team Members to items that need to be repaired. Escorts and provides access with vendors and contractors. Communicates with supervisor regarding any observed maintenance functions of the property. Participates in Company-provided training such as Fair Housing, safety, non-discrimination, and harassment prevention. Complies with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Skills/Specialized Knowledge:
Excellent customer service and interpersonal skills; ability to relate to others. Good verbal and written communication skills. Strong organizational and time-management skills. Ability to multi-task. Ability to consistently meet deadlines.
Other Requirements:
Must maintain professional appearance and comply with prescribed uniform policy. Must comply with all safety regulations, including the use of a back brace, safety goggles, and gloves when appropriate. Ability to be at work on a regular and consistent basis when scheduled. Ability to work weekends and non-traditional holidays. Must be reachable via phone, except during approved time off. Must be available to work on-call or when needed due to staffing shortages. Conduct all business in accordance with BMC policies and procedures, fair housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other federal and state laws.
Physical Demands:
Standing, walking, and/or sitting for extended periods of time. Frequent stooping, kneeling, crouching, and feeling. Moderate climbing, balancing, crawling, reaching, pushing, pulling, lifting and talking, hearing, and smelling. Ability to lift and/or move in excess of 100 pounds or more. Ability to use standard maintenance equipment.
Work Environment:
Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions). Exposure to noise, vibrations, atmospheric conditions as well as working in confined or restricted spaces.
