General Duties Perform comprehensive cleaning duties including sweeping, mopping, dusting, trash removal, and disinfecting surfaces to maintain high standards of sanitation. Operate various cleaning equipment such as floor buffers, vacuums, and pressure washers to ensure efficient cleaning processes. Handle chemical agents safely by following established chemical handling safety procedures and using appropriate personal protective equipment. Conduct routine custodial tasks like window washing, restroom sanitation, and floor care to uphold cleanliness standards across all areas. Assist with light maintenance tasks such as minor repairs, painting (including residential painting), and facilities upkeep to support overall building maintenance. Follow safety protocols diligently during heavy lifting or manual handling activities to prevent injuries and ensure workplace safety. Support industrial or commercial cleaning projects requiring specialized cleaning techniques or equipment. Maintain detailed records of cleaning schedules, safety inspections, and maintenance activities for accountability and compliance. Experience Requirements Prior janitorial or custodial experience in commercial or industrial settings is highly preferred. Proven ability to handle cleaning equipment including floor buffers and other specialized tools. Knowledge of chemical agent handling safety procedures and sanitation standards is essential. Experience with heavy lifting and safe lifting practices to manage supplies and equipment efficiently. Familiarity with facilities maintenance tasks such as minor repairs or painting enhances your versatility in this role. Customer service skills are valuable for interacting professionally with staff or visitors when needed. Previous porter or maintenance experience in residential or industrial environments is advantageous but not mandatory; training will be provided for the right candidates. Detailed Description and Expected Work Schedule Role:

Maintenance & Cleaning Personnel Pay:

$20/hr

Hours:

Monday

• Friday 7:30am
• 4:00pm (with 30min lunch break), with opportunity for overtime
• Can start as soon as possible
• Driver's License
• Living within 10 miles of 21202
• 2-3 years of experience in janitorial/maintenance work Looking for a trustworthy, self-starting, and detail orientated person who can maintain 6 properties (all within walking distance) in the 21202 Historic District of Mt Vernon area of Baltimore City.

We are looking for someone who can take initiative to keep our properties safe, clean, and maintained without having to ask or remind. Personnel will receive a to-do list for daily, weekly, and monthly duties, and may be asked to complete tasks/repairs as they come on a daily basis.

Daily Basis:

• Remove trash from all buildings (interior tenant trash bags from trash rooms/lobbies, and picking up any exterior trash on sidewalks, parking lots, etc.)
• Sweep/mop entrances of buildings
• Assist Maintenance if they need support on a repair

Weekly:

• Mop/sweep/vacuum all common area halls and laundry rooms
• Take trash & recycling to curb for pick up, and return bins
• Sweep debris/leaves/trash from exterior of buildings/window wells/parking lots
• Ensure gutters/drains are cleared of leaves/debris
• Clean office space (wipe down surfaces, deep clean of bathrooms, vacuum, etc.

)

Monthly/Seasonally:

• Salt, shovel, snow blow walkways/lots
• Mow small area of grass behind parking lot
• Rake leaves in parking lots Move-in/Move-out Apartment Maintenance (1-3 apartments a month):
• Deep clean all areas of apartment (windows, sills, surfaces, appliances, counters, floors, light fixtures, etc.)
• Touch up painting, or full apartment painting
• Hourly rate can be negotiated if personnel has significant experience in maintenance repairs (plumbing, electrical, lighting, drywall, lock repair, windows, etc.)
