JOB DESCRIPTION

Responsible for supporting the day-to-day maintenance, repair, grounds, and upkeep of a residential high-rise. This position supports the maintenance department with preventative maintenance and repairs to help ensure the property is maintained to a high standard. The Assistant Maintenance Technician assists with apartment turns, maintains the grounds, and provides general support to the Maintenance Department and Property Management team. A strong customer service philosophy and respect for residents, their homes, and the living environment are paramount.

KEY RESPONSIBILITIES

) Preventative Maintenance & Building Operations Assist with scheduled preventive maintenance of building systems, equipment, residential units, and common areas. Assist with conducting routine property inspections and promptly identify and report maintenance, safety, or building concerns. Assist the Maintenance Supervisor and other maintenance personnel with troubleshooting, repairs, projects, and vendor coordination as needed. Assist with routine pool equipment inspections and maintenance once properly trained. Follow all established safety procedures, building policies, and manufacturer guidelines when performing maintenance work. Apartment Turns & Property Grounds Support Assist the Maintenance Department with apartment turnover preparation, including minor repairs such as touch-up painting, drywall patching, minor carpentry, fixture replacement, and preparing units for new residents. Perform grounds maintenance and property support duties, including snow and ice removal, general labor, exterior upkeep, and other related tasks as assigned. Maintain cleanliness and appearance of exterior grounds, sidewalks, rooftop terrace, and entrances; pulling weeds, trimming hedges, and maintaining the lawn when needed. Maintain loading dock space; breaking down boxes, cleaning out trash room and chutes, and properly caring for bins. Resident Maintenance & Service If assigned, respond promptly and professionally to resident work orders and maintenance requests. If assigned, assist with basic plumbing and electrical repairs under the supervision of the Maintenance Supervisor. Maintain a professional, courteous demeanor when entering occupied apartments and interacting with residents and guests. Emergency & Team Support Monitor overall property conditions and promptly report leaks, damaged finishes, lighting issues, safety hazards, equipment concerns, and other maintenance deficiencies to the Maintenance Supervisor. Accurately document completed work orders, communicate unresolved or recurring maintenance concerns to the supervisor, and maintain resident privacy and professionalism at all times.

REQUIREMENTS

Valid Driver's License and Good Driving Record Reliable Transportation Basic computer/mobile device skills for email, work orders, and maintenance tracking systems. Ability to work in occupied residential units and provide a high-level of professional customer service. Availability for scheduled after-hours, weekend and emergency on-call coverage.

EDUCATION / TRAINING

High School Diploma or Equivalent

EXPERIENCE 1 - 2

years of previous maintenance experience and/or training in residential, multi-family, hospitality, commercial, or related property environment; or an equivalent combination of education and experience. Experience working in a residential or high-rise environment is preferred.

Pay:

$20.00 - $22.00 per hour Expected hours: 40.0 per week
