A Maintenance Helper or Assistant assists maintenance mechanics. Repairs and maintains equipment and machines, such as cars or heating systems. May assemble or adjust machines as directed by a head mechanic.
The Maintenance Assistant supports the Maintenance Technician in performing routine, preventive, and general maintenance of the mall property. This position assists with the daily operation, repair, upkeep, and appearance of the facility while helping ensure a safe, clean, and well-maintained environment for tenants and customers.
Essential Functions:
Assist the Maintenance Technician with routine, preventive, and corrective maintenance throughout the property. Report maintenance issues and repair needs to the Maintenance Technician and Property Manager. Assist with the daily operation and monitoring of facility HVAC equipment. Assist with operating the Building Management System (BMS) controls and related equipment as directed. Perform cleaning and janitorial duties, grounds maintenance, and minor repair work. Assist with parking lot maintenance, including painting parking lot stripes, signs, parking blocks, arrows, and pavement markings, and performing minor asphalt repairs. Perform minor painting and repairs to ceilings, walls, floors, storefronts, and baseboards as needed. Replace burned-out light bulbs, ballasts, and batteries. Assist with basic landscaping duties and minor irrigation repairs. Assist with monthly electric and water meter readings. Perform preventive maintenance on equipment under the direction of the Maintenance Technician. Meet with contractors as directed and help ensure required insurance documentation has been received before work begins. Maintain daily work logs and project progress records, and report issues or concerns to the Maintenance Technician or Property Manager. Assist with setting up and cleaning work areas, moving materials, and transporting tools and equipment. Respond promptly to maintenance requests and work orders as assigned. Follow all company safety policies and procedures and properly use required personal protective equipment (PPE). Must have working knowledge of computers including typing and sending emails, uploading documents, searching for vendors and contractors online and navigate basic Microsoft office programs. Qualifications (Preferred) High school diploma or GED required; completion of a technical or vocational program is preferred. One to three years of maintenance, facilities, construction, or related experience preferred. Basic knowledge of HVAC systems is preferred. Basic knowledge of plumbing and electrical repairs is preferred. Willingness to learn maintenance systems, equipment, and procedures under the guidance of the Maintenance Technician. Ability to climb ladders, work in overhead structures, beneath equipment, and in confined spaces. Ability to perform routine physical labor, including lifting, carrying, bending, climbing, and working outdoors in varying weather conditions. Ability to read and understand written and verbal instructions. Ability to read basic blueprints or willingness to learn. Possession of a valid driver's license.
