Maintain a current insurable driver's license.POSITION PURPOSE
The Maintenance Specialist I will be responsible for the proper maintenance, care, cleaning, and repair of grounds and 37 Stock/Elderly property buildings of the Lumbee Tribe.ESSENTIAL DUTIES, FUNCTIONS, & RESPONSIBILITIES
Participate in orientation, training and other personal and professional development related to assigned responsibilities. Checking and responding to security and safety issues. Complete work orders and have resident sign completed work order in a timely and professional manner. Complete repairs, maintenance and upkeep including but not limited to: Cement, Floor Repairs, Mechanical, Roofs, Cleaning, Painting, Screens, Doors, Lighting, Paving, Structural, Electrical, Locks, Plumbing, Windows, grounds maintenance. Maintain, repair and upgrade properties to assure marketability and safety. Maintain tribal owned vehicle. This includes annual inspections, regular service, oil change and regular cleaning. Submit paperwork and appropriate documentation on a daily basis to Property Manager. Maintain accurate inventory account and records. Remain familiar with HUD policies, Housing Authority procedures and local ordinances as they relate to the properties you oversee. Assure grounds are well kept. This includes removal of trash, mowing, fence repair, sprinklers and snow removal. Assure vacancy preparation of units is complete in a through and timely manner. Maintain a professional relationship with tenants by treating all tenants in a respectful non-judgmental manner Maintain tribal owned vehicle. This includes annual inspections, regular service, oil change and regular cleaning Support Tribal co-workers as a team to accomplish department and agency goals. Provide scheduled on-call 24-hour coverage, as assigned. Perform other duties and responsibilities as assigned.MINIMUM MANDATORY QUALIFICATIONS
Experience:
One to three years of experience. 5 -7 years of prior work experience plus Housing structure, plumbing, electrical, heating, lighting, lawn care and industry standard.Education:
High school diploma or equivalent is required.Mandatory Knowledge, Skills, Abilities, and Other Qualifications:
A working knowledge of grounds maintenance. A valid NC driver's license is required. Must provide productive competence in the majority of the above listed skills Self-starter, adaptable, and good communicative skills. Flexible and cooperative to accommodate job demands Approach problems proactively with solution focus. Keep Management and Property Manager informed of work issues and incidents. Must be prompt and dependable. Able to communicate effectively and solve problems related to property upkeep, work completion, tenants and Property Manager. Able to work with minimum day to day supervision.WORK ENVIRONMENT

Specific vision abilities required by this job include reading, distance, computer, and color vision. Talking and hearing are essential to communicate with clients, vendors, and staff.Mental demands:
There are a number of deadlines associated with this position. The employee must be able to handle frequent interruptions and must also multi-task and interact with a wider variety of people on various and, at times, complicated issues.INDIAN PREFERENCE
