Job Summary We are seeking a proactive and detail-oriented Apartment Assistant Supervisor of Maintenance to oversee and coordinate maintenance operations within our residential properties. This role involves supervising maintenance staff, managing repair projects, ensuring safety compliance, and maintaining the integrity of mechanical and electrical systems. The ideal candidate will demonstrate strong leadership, technical expertise, and a passion for maintaining high standards of property upkeep. Duties Supervise and coordinate daily maintenance activities, ensuring timely completion of repairs and preventive maintenance tasks Manage facilities maintenance teams, assigning work orders efficiently and monitoring progress using Computerized Maintenance Management Systems (CMMS) Oversee mechanical systems repair including HVAC (Heating, Ventilation, and Air Conditioning), plumbing, electrical systems, and other mechanical systems Ensure all maintenance procedures adhere to safety regulations such as OSHA standards, including proper use of tools like voltmeters and ohmmeters for troubleshooting Review schematics, technical manuals, and engineering troubleshooting guides to diagnose issues accurately Conduct regular inspections of facilities to identify potential problems and prioritize repairs Maintain comprehensive records of maintenance activities, safety compliance documentation, and repair logs Skills Strong management and team leadership skills with experience supervising facilities maintenance teams Extensive mechanical knowledge including HVAC system repair, electrical systems troubleshooting, plumbing system maintenance, and industrial maintenance procedures Proficiency in using Microsoft Office Suite for reporting and documentation purposes Experience with Programmable Logic Controllers (PLCs) and schematics reading for complex mechanical or electrical systems Knowledge of OSHA safety regulations and safety procedures in facilities management Project management skills to oversee multiple repair projects simultaneously while meeting deadlines Familiarity with CMMS software for work order management and asset tracking Excellent communication skills in English to effectively coordinate with team members and vendors Ability to interpret engineering schematics and technical manuals accurately Hands-on experience with electrical testing tools such as voltmeters and ohmmeters Join us to lead our maintenance efforts with energy, expertise, and a commitment to excellence!
