Overview Ohana Ventures is a premier senior living community that is seeking an experienced Maintenance Assistant that would be responsible for all maintenance, repair, and upkeep activities of the Community including managing housekeeping staff and communicating with other managers on all appropriate matters. _ Essential Functions Leadership through planning, directing, controlling, communicating, and coaching. This position requires strong written and verbal communication skills, strong personnel skills, and positive community relations skill to be successful. Excellent written, verbal, grammatical, and punctuation skills Must be self-motivated and have the ability to work independently and make decisions. Excellent organizational skills; detail oriented. Pleasant, professional, and personal manner. Duties Duties include but are not limited to: Maintenance Assistant is responsible for a building wide preventative maintenance program designed to keep all equipment in good working order. This includes the HVAC system, fire alarm system, emergency call system, generator, kitchen equipment, sprinkler system, and outside walk ways. Repair and maintenance of of building, equipment, and surrounding grounds. Turning around vacant units and reading them for new residents. This includes reviewing all apartments/rooms when a resident moves out and determining what needs to be done to make it ready for a new resident. Patching and painting walls, cleaning carpets, etc. Safety Compliance that would include ensuring that the Maintenance Assistant and any employees reporting to them work in a safe manner and that unsafe actions are to be managed. Compliance with Safety Committee Standards is required. Should workplace injuries occur, the Department Heads and Directors are to assist the Executive Director when required with the investigation, return to work, and management of the injured worker communication with care provider and the community. Team Effectiveness that would include the responsibility for fostering teamwork with co-workers, showing initiative in overcoming obstacles, taking actions which assists others beyond job responsibilities, and having a positive impact on co-workers and visitors. Supervision Reports to the Maintenance Director and Executive Director. Education & Licensing Required…….High School Diploma or equivalent Experience Required…….Must have proven management experience and ability to manage staff. Preferred…….Minimum three years experience as maintenance staff. Experience with Microsoft Word and Microsoft Excel. Working Conditions Verbally able to articulate in person and over the phone. Able to communicate in written form and complete documentation as required by state and community policies. Must be able to work under pressure, to resolve conflicts, to prioritize tasks, and follow through with ideas. Excellent verbal and written skills, and interpersonal skills and company regulations. Physical Requirements Sitting, walking, bending, reading, written and verbal communication, and lifting to 50 pounds. Able to paint, vacuum, climb into attics and perform work off of a ladder.
