Department:
Facilities / Real Property Maintenance Position Summary We are seeking a qualified Computerized Maintenance Management System (CMMS) Operator to support Base Operations Support and Real Property Maintenance activities at Pittsburgh Air Reserve Station. The CMMS Operator is responsible for maintaining the computerized maintenance management system database and supporting the planning, scheduling, tracking, documentation, and reporting of facility maintenance activities. This position works closely with facility management, maintenance craftsmen, planners, schedulers, service crews, and customers to ensure maintenance information is complete, accurate, current, and meaningful. The CMMS Operator is identified as a key contract position under the Pittsburgh ARS Base Operations Support Performance Work Statement. Essential Duties & Responsibilities Maintain and update the CMMS database supporting facility maintenance operations. Receive, record, prepare, enter, print, distribute, track, and close work orders. Ensure CMMS data is complete, accurate, meaningful, and properly maintained. Coordinate with managers, craftsmen, customers, planners, and schedulers regarding maintenance requirements and work status. Assist planners and schedulers in ensuring resources are available and schedules meet established maintenance plans. Schedule service calls and dispatch service crews as required. Maintain accurate records of service calls, work orders, equipment, maintenance tasks, and associated work history. Enter and update facility, equipment, repair, and service information in applicable logs, BUILDER, and/or the CMMS. Relay work orders, messages, and special instructions to maintenance crews and other departments. Follow up with customers regarding completed services and satisfactory performance. Generate, analyze, and report data and information produced through the CMMS. Update equipment and maintenance task records as required. Support tracking of preventive maintenance, corrective maintenance, open work orders, and overall maintenance performance. Perform other CMMS-related duties as assigned by management. These responsibilities reflect the contract's requirements for CMMS database management, work-order processing, scheduling/dispatching, customer follow-up, reporting, and equipment/task updates. Required Qualifications (3-year minimum experience) Certification/Certificate/Training Documentation in Work Order Tracking Software, Maintenance Management, Maintenance Work Management, or equivalent. Background in facilities management or maintenance management . Strong knowledge of basic facility equipment and building systems. Excellent MEP (Mechanical, Electrical & Plumbing) reading skills . Excellent CAFM (Computer-Aided Facility Management) reading skills . Strong computer and database-management skills. Ability to accurately maintain work orders, equipment records, maintenance schedules, and other facility data. Strong organizational, analytical, written, and verbal communication skills. Ability to coordinate effectively with maintenance personnel, management, customers, and Government representatives. Ability to fluently and proficiently read, write, and speak English when interfacing with Government representatives. Ability to meet applicable requirements for access to Pittsburgh Air Reserve Station. The PWS specifically requires the CMMS Operator to possess a Maintenance Management, Maintenance Work Management, or equivalent certification, along with
MEP/CAFM
reading skills and a facilities or maintenance-management background. Preferred Qualifications (5-years experience) Previous experience operating or managing a commercial CMMS . Experience supporting facilities operations and maintenance in a commercial, industrial, military, or Government environment. Experience with preventive and corrective maintenance work-order management. Experience with facility asset/equipment databases and maintenance scheduling. Working knowledge of HVAC, electrical, plumbing, mechanical, utility, and other building systems. Proficiency with Microsoft Office, including Excel, Outlook, and Word.

$31.02 per hour Expected hours: 40.0 per week
