Job Description
At Newman Hospitality, we seek a proactive and detailed oriented full-time Vacation Rental Specialist with excellent organizational and time management skills to work between properties throughout the Isla Morada / Key Largo, FL area. This role plays a key part in delivering high-quality guest experience by ensuring short-term rental properties meet the company's standards for cleanliness, maintenance, guest readiness, and overall presentation. What does your day look like:
- Conduct thorough inspections of short-term rental properties before guest check-in and after check-out, following checklists and inspection protocols to ensure consistency across properties.
- Verify that all cleaning tasks have been completed to company standards.
- Ensure all amenities, linens, and supplies are properly stocked and staged.
- Confirm functionality of electronics, appliances, HVAC systems, locks, and plumbing.
- Identify and report maintenance or safety concerns to resolve issues promptly.
- Communicate effectively with housekeeping, maintenance, and property management teams.
- Document and photograph any damages, missing items, or irregularities
- Maintain accurate inspection reports and track issue resolution.
- Complete minor maintenance tasks as needed (e.g., light-bulb replacements, tightening fixtures, basic troubleshooting).
- Assist with inventory organization, supply runs, and property staging.
- Complete monthly preventative maintenance inspections and reporting.
- Complete basic maintenance tasks as needed.
- Support the team during turnovers, guest stays, or special projects as needed.
- Regular travel between properties (75% of the time will be on the field). You are a good match if you have:
- Prior experience in hospitality, vacation rental operations, housekeeping, or property maintenance.
- Reliable transportation and valid driver's license is a must.
- Basic maintenance skills are required (e.g., using hand tools, identifying issues, performing small repairs).
- Comfortable using mobile inspection checklists or apps (e.g., Breezeway).
- Basic understanding of local rental regulations and safety standards is preferred.
- Strong attention to detail and organizational skills.
- Ability to manage time effectively and work independently.
- Excellent communication and documentation skills.
- Flexibility and a proactive attitude are essential.
- High school diploma or equivalent; additional training in hospitality or property management is a plus.
- Availability to work weekends, holidays, and high turnover periods as needed.
- Must be able to lift and move heavy items.
