Job Description

Position Summary The primary role of this position is to perform hands-on maintenance duties while supporting the daily operations of the facility's maintenance functions in accordance with current federal, state, and local standards, guidelines, and regulations. This position helps ensure the facility is maintained in a safe, functional, and comfortable manner for residents, staff, and visitors. Essential Job Functions, Duties, and Responsibilities Maintenance Technician Perform and complete assigned maintenance tasks with accountability and attention to detail. Follow established procedures for completing daily maintenance duties and tasks. Carry out assigned work tasks and adjust priorities as operational needs require. Coordinate access and facility needs when third-party providers are present in the building. Conduct checks of apartments and common areas to identify maintenance or safety needs. Assist with lifting and moving heavy equipment, supplies, and other objects as requested. Follow the maintenance schedule and instructions outlined in established maintenance policies and procedures. Perform routine and unscheduled interior and exterior maintenance and repairs to the facility and equipment, including plumbing, plastering, electrical, carpentry, mechanical systems, parking areas, grounds, and building structures, in accordance with established procedures—all within employees' scope of practice. Maintain accurate written records related to maintenance tasks, repairs, and operational needs as required. Track and complete preventative maintenance for equipment and systems including mechanical, plumbing, electrical, generator, fire extinguishers, fire panel, and life safety equipment. Other tasks as outlined. Personnel Support Functions Assist with onboarding-related maintenance task guidance when applicable. Follow departmental policies and procedures and apply them consistently in daily work. Maintain professional work performance and adjust practices as needed based on feedback and operational needs. Participate in required in-services, training sessions, and orientation programs as scheduled. Safety and Sanitation Follow all fire protection and prevention policies and procedures. Adhere to established safety precautions when performing maintenance tasks and using equipment and supplies. Maintain assigned work areas in a safe, clean, and orderly manner. Maintain and reference Safety Data Sheets (SDS) for hazardous chemicals and ensure proper labeling and storage of all maintenance-related chemicals. Follow infection control standards and universal precautions, including proper hand hygiene, when performing maintenance duties within resident care environments. Equipment and Supply Functions Communicate equipment and supply needs as identified during routine duties. Maintain an adequate supply of maintenance materials to complete assigned tasks. Clean and properly store equipment and tools at the end of each shift. Monitor inventory levels and follow established processes for supplies and equipment usage. Complete required documentation such as maintenance logs, tracking systems, and operational reports as assigned. Required Knowledge, Skills, and Abilities Must be able to make sound decisions within the scope of assigned duties, follow instructions, and accept constructive feedback. Must be able to interact tactfully and professionally with residents, family members, visitors, staff, and regulatory personnel. Must be able to work with ill, disabled, elderly, emotionally upset, and occasionally hostile individuals within the facility. Must be able to speak, read, write, and understand English sufficiently for effective communication. Education and Experience High school diploma or equivalent required Preferably three (3) years of hands-on maintenance experience in a healthcare, assisted living, or related environment Licensing/Certifications As required by the community or regulatory standards First Aid / CPR (preferred) Food Handler's Permit (if applicable) Physical Requirements All requirements are subject to possible modification to reasonably accommodate individuals with disabilities. Essential functions are performed in a variety of positions including standing, walking, bending, lifting, and sitting. To meet operational and resident needs, this position requires the ability to move freely throughout the building and grounds. Physical demands may include lifting, carrying, pushing, pulling, and performing repetitive maintenance tasks.
