Job Description
Building Operations Oversee the day-to-day operation of a multi-tenant Class A commercial office building. Maintain a safe, clean, and professional environment for tenants and visitors. Coordinate building operations with bank management, tenants, contractors, and vendors. Prioritize and respond to maintenance requests. Perform preventive maintenance and corrective repairs. Monitor the overall condition of the building and identify potential issues before they become problems. Tenant Relations Serve as the primary maintenance contact for all tenants. Respond to tenant concerns and service requests. Coordinate work to minimize disruption to tenant operations. Conduct walkthroughs with prospective tenants. Assist property management during leasing activities. Coordinate tenant improvements and build-outs. Oversee vacant suites to ensure they remain secure and presentable. Building Maintenance HVAC monitoring and troubleshooting. Plumbing repairs and maintenance. Electrical troubleshooting and minor repairs. Lighting maintenance throughout the building and parking areas. Ceiling tile replacement. Door and hardware repairs. Interior finish repairs including drywall, paint, flooring, and trim. Exterior building inspections and maintenance. Roof inspections and coordination of repairs. General carpentry work. Preventive maintenance scheduling. Life Safety Systems Monitor and maintain fire alarm systems. Maintain fire sprinkler riser rooms. Coordinate annual fire inspections. Coordinate sprinkler inspections. Ensure life safety equipment remains compliant. Coordinate emergency system testing. Maintain emergency lighting and exit signage. Emergency Power Systems Monitor building generator. Coordinate generator inspections and maintenance. Schedule load testing. Coordinate repairs with service contractors. Ensure emergency systems remain operational. Security Systems Manage key fob access control system. Create, modify, and remove employee access credentials. Maintain building security. Coordinate after-hours building access. Troubleshoot access control issues. Coordinate with security vendors.
