Position Overview The Maintenance & Facility Supervisor oversees the daily maintenance operations, physical plant integrity, grounds keeping, and safety protocols of our skilled nursing facility. Reporting directly to the Director of Plant Operations , this role leads front-line maintenance personnel, coordinates vendor services, and ensures our infrastructure remains safe, operational, and in full compliance with state and federal healthcare standards. The ideal candidate will combine strong mechanical and facility systems knowledge with proactive leadership, using our TELS Facility Management System to track, execute, and report on all preventive and routine work orders. Primary Responsibilities Departmental Leadership & Operations

• Assist the Director of Plant Operations in leading, scheduling, coaching, and evaluating maintenance staff to drive efficiency and accountability.
• Coordinate daily department workflow, assigning work orders and ensuring prompt completion of maintenance requests with minimal disruption to resident care.
• Collaborate with facility leadership on building improvement projects, departmental budgeting, and cost-control initiatives.
• Serve as an operational liaison to external contractors, vendors, and service technicians. TELS Management & Work Order Administration
• Serve as the primary operation executor of the TELS Facility Management System, responsible for managing all maintenance work orders and preventive maintenance tasks, including the creation, assignment, scheduling, tracking, and timely completion of daily, weekly, monthly, and annual maintenance activities.

Ensure accurate documentation, monitor task progress, and maintain compliance with organizational standards and regulatory requirements.

• Monitor, assign, and track daily work orders to ensure swift resolution and accurate documentation.
• Oversee and verify execution of all scheduled daily, weekly, monthly, quarterly, and annual preventive maintenance tasks within TELS.
• Maintain complete, survey-ready digital records for equipment servicing, inspections, life safety checks, and asset histories to support CMS and ADPH audits.
• Track maintenance performance metrics, overdue work orders, and compliance percentages, implementing corrective measures as needed. Reporting & Strategic Alignment
• Work in close partnership with the Director of Plant Operations to align daily tasks with overall operational goals.
• Provide daily operational updates on open work orders, urgent repairs, equipment downtime, and safety items.
• Generate and submit regular daily, weekly, and monthly action plans and results reports detailing completion rates, equipment status, and compliance readiness.
• Assist in developing and implementing corrective action plans (CAPs) following internal audits or state inspections. Regulatory Compliance & Life Safety
• Maintain strict adherence to regulations set forth by: o Alabama Department of Public Health (ADPH) (including Chapter 420-5-10 rules) o Centers for Medicare & Medicaid Services (CMS) o

NFPA 101

Life Safety Code & national fire standards o OSHA and local building/fire codes

• Maintain required documentation for fire drills, emergency lighting, back-up generators, sprinkler systems, and suppression equipment.
• Ensure immediate readiness for unannounced state surveys and life safety inspections. Facility & Systems Maintenance
• Perform and oversee routine maintenance on HVAC, electrical, plumbing, mechanical, refrigeration, laundry, and commercial kitchen equipment.
• Conduct regular inspections of resident rooms, common areas, roofs, parking lots, walkways, and exterior grounds.
• Support infection prevention initiatives by ensuring ventilation systems, air filtration, and physical barriers meet healthcare hygiene standards.
• Ensure full compliance with OSHA Hazard Communication and Lockout/Tagout (LOTO) procedures. Qualifications Required

Education:

High school diploma or GED equivalent.

Experience:

o Minimum 3 years of progressive facility maintenance experience in a healthcare, skilled nursing, hospital, assisted living, or commercial property environment. o Minimum 2 years in a supervisory or team-lead capacity.

Technical Skills:

o Demonstrated working knowledge of HVAC, electrical, plumbing, carpentry, and building automation. o Proficiency with Computerized Maintenance Management Systems ( CMMS )—experience with TELS preferred. o Ability to read blueprints, schematics, and technical manuals.

Physical & General Requirements:

o Valid driver's license with an acceptable driving record. o Ability to lift 75 lbs., climb ladders, navigate confined spaces, and perform physical labor throughout a shift. Preferred

• Prior experience in an Alabama-licensed Skilled Nursing Facility (SNF).
• Practical familiarity with ADPH and CMS Life Safety survey procedures.
• EPA Universal Refrigerant Certification (Section 608) .

Relevant industry credentials (e.g., CHFM, CFM, or trade-specific licenses).

Pay:

$27.00 - $30.00 per hour
