Job Overview The Redwoods In Yosemite is seeking an experienced Maintenance Manager with a proven track record of success to join our team. We operate over 115 rental cabins and homes in Wawona, a small community located inside the gates of Yosemite National Park. Our properties range from 1-bedroom cabins to multi-home luxury estates. Our Maintenance Department consists of 5 maintenance technicians and 2 grounds technicians . We pride ourselves on being an excellent company to work for and offer a strong benefits package for our managers. We are seeking an individual to shadow and train alongside our current Maintenance Manager prior to his departure near the end of the year . The ideal candidate will be an organized, analytical, calm, and level-headed leader with strong managerial experience. Experience in hotel maintenance, property management, facilities management, construction, or a related field is preferred but not required. CORE SCOPE OF POSITION
Responsible for monitoring and leading all aspects of the Maintenance Department's operations. Manages the department with a focus on Employee Oversite, Guest Satisfaction, Owner Satisfaction. Develops and maintains consistent maintenance standards to ensure rental properties, equipment, systems, and grounds are maintained safely, efficiently, and to company standards. Analyzes and determines personnel requirements and hires team members while taking into account budget constraints. Plans, implements, and evaluates on-the-job training for all Maintenance and Grounds Department personnel, as well as orientation for newly assigned personnel. Plans, manages, and coordinates the daily operations of the Maintenance and Grounds teams, including scheduling, work orders, daily assignments, training, performance reviews, coaching, development, and disciplining of team members. Prioritizes and assigns maintenance requests based on urgency, guest impact, property needs, staffing, and available resources. Monitors workflow to ensure safe practices, work quality, accuracy, and timely completion of assigned work. Develops and conducts monthly departmental safety training in accordance with OSHA standards. Conducts regular inspections of properties to identify maintenance needs, safety concerns, preventative maintenance opportunities, and potential future projects. Oversees preventative maintenance (PM'S) of rental properties, including HVAC, plumbing, electrical, appliances, water systems, generators, roofs, decks, and other building systems and equipment. Troubleshoots maintenance issues and determines whether work should be completed in-house or assigned to an outside contractor or vendor. Coordinates and oversees outside contractors and vendors when specialized repairs, inspections, installations, or projects are required. Clearly, respectfully, and professionally communicates with owners, guests, employees, vendors, and other departments . Communicates with homeowners regarding all maintenance concerns, recommended repairs, projects, estimates, and completed work when necessary. Works closely with Housekeeping, Reservations, and other departments to ensure guest requests and property maintenance needs are addressed in a timely and efficient manner. Monitors and manages the departmental budget, payroll, purchasing, and inventory to control costs. Ensures company vehicles, tools, and equipment are properly maintained and used safely. Manages and approves departmental payroll, PTO, sick pay, vacation, and other employee requests. Completes End of Month procedures and coding, including safety talks, owner charges, invoices, receipts, inventory, purchasing, and departmental reporting. Maintains accurate documentation of work performed, owner charges, vendor work, inspections, and preventative maintenance. Participates in emergency response and after-hours maintenance needs when necessary.

EDUCATION/CERTIFICATION
High school diploma or general education degree (GED) (Required) . Valid driver's license and clean driving record (Required) . Relevant trade certifications are a plus but not required.
EXPERIENCE
Minimum of 2 years of experience in a management or supervisory position (Required) . Experience may be from hospitality, property management, construction, facilities, trades, manufacturing, military, small business, or another applicable field. Experience managing maintenance technicians, tradespeople, grounds personnel, or similar teams is preferred. Experience in hotel maintenance, vacation rentals, property management, facilities management, construction, or residential maintenance is preferred but not required. Hands-on knowledge of residential maintenance and basic building systems is strongly preferred.
KNOWLEDGE AND SKILLS
Working knowledge of general residential maintenance, including plumbing, electrical, HVAC, carpentry, appliances, and general repairs. Ability to diagnose maintenance problems and determine appropriate solutions, priorities, and resources. Knowledge of preventative maintenance practices and property inspection procedures. Knowledge of scheduling, staffing/hiring, personnel management, and payroll. Ability to effectively manage technicians with varying skill levels and areas of expertise. Ability to coordinate contractors, vendors, estimates, purchasing, and repair projects. Excellent verbal, written, and interpersonal communication skills. Working knowledge of Google Suite and Microsoft Suite. Ability to learn and effectively utilize work-order and property-management software. Demonstrated knowledge of budget management, purchasing, and inventory control. Ability to resolve problems efficiently and effectively while maintaining a calm demeanor. Ability to work with diverse personalities and treat all employees respectfully and fairly. Must be able to work a flexible schedule according to business needs, including evenings, weekends, holidays, and occasional emergency or after-hours situations.
PHYSICAL REQUIREMENTS
Must be able to sit, stand, and walk for extended periods of time, approximately 8 hours or more. Must be able to regularly travel between rental properties throughout the Wawona area. Must be able to lift and carry a minimum of 50 pounds. Must be able to bend, kneel, climb, stretch, reach, push, and pull for extended periods of time. Must be comfortable working indoors and outdoors in varying weather conditions. Must be able to safely use ladders, hand tools, power tools, and other maintenance equipment as required.
