Job Description
A growing property management company is seeking an experienced Service Manager to oversee maintenance operations in the Glenwood/Western Slope area. This position is responsible for, maintaining the property's physical condition, completing apartment turnovers, and ensuring a safe, clean, well-maintained community. Key Responsibilities Supervise, schedule, train, and support a team of maintenance/service employees. Oversee daily maintenance, work orders, preventative maintenance, and property inspections. Coordinate and inspect vendor and contractor work. Ensure vacant apartments are prepared for move-in within established deadlines. Troubleshoot and perform repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general building maintenance . Maintain life-safety standards and ensure compliance with company policies and required training. Manage maintenance supplies, purchasing, invoices, budgets, and inventory. Obtain bids and assist with larger projects and contract work. Respond to emergencies and direct snow removal and other seasonal property needs. Maintain required maintenance records, inspections, logs, and safety documentation. Provide excellent customer service to residents and work closely with the Property Manager. Qualifications 3+ years of apartment or related maintenance experience preferred. Supervisory or leadership experience required. Strong working knowledge of HVAC, plumbing, electrical, appliances, and carpentry. Ability to lead, schedule, train, and hold a maintenance team accountable. Strong communication and customer service skills. Ability to work with residents, vendors, contractors, and management. Experience with budgets, purchasing, and vendor coordination preferred. Must be organized, dependable, hands-on, and able to work independently.
