Job Description

Oversees and performs building maintenance and custodial work for the Perrot Library. Preference will be given to current Town of Greenwich employees who are members of Teamsters Local 456.
Education and Experience :
High School Diploma; plus five (5) years of related building trades and custodial experience, including two (2) years of supervisory experience.
Qualifications :
Proven knowledge of standard building construction and maintenance practices, including the proper use of building materials and tools. Demonstrated knowledge of the fundamentals of routine maintenance and repair of electrical and HVAC systems as well as of plumbing and sanitary waste systems. Demonstrated knowledge of methods, materials, and practices essential to cleaning of buildings. Demonstrated knowledge of the hazards and safety precautions of the trade. Demonstrated understanding of the applicable Federal, State, and Local building codes. Proven ability to operate standard building, construction and maintenance and repair trade tools and cleaning equipment used in the maintenance of buildings. Proven ability to supervise and oversee building cleaning operations. Proven ability to make decisions according to established department policies. Proven ability to understand and follow instructions. Proven ability to maintain simple records and reports. Proven ability to deal tactfully and courteously with the public and other employees. Proven ability to climb ladders and scaffolds, as well as the ability to work in confined spaces for extended periods. Demonstrated ability to lift, push, and support weights up to 100 pounds. Valid driver's license.

Library Director Duties and Responsibilities :
Performs minor structural repairs, including masonry, painting and carpentry, as needed. Maintains and monitors the heating and air-conditioning systems, and related equipment; oversees the repairs of systems and equipment. Coordinates annual servicing of all pieces of mechanical equipment and maintains written records of maintenance. Monitors cooling tower and evaporative condensers to assure efficient and safe operation including the chemical treatment of tower cooling water. Performs routine cleaning tasks, such as vacuuming, mopping, scrubbing, waxing, polishing, dusting, washing windows, and shampooing rugs, as needed. Supervises and monitors the cleaning and maintenance work performed by subordinate employees and vendors. Ensures bathrooms are clean and fixtures are properly functioning. Responds to emergency calls. Shovels snow from walkways. Maintains inventory and purchases supplies. Replaces defective light bulbs and ballasts. Fulfills various requests by employees, such as moving furniture, and setting up for programs. Transports library materials and supplies from various locations, as needed. Supports Town policies and philosophies. Performs other related duties as required. All positions may be subject to an interview process. The Town reserves the right to limit the number of qualified candidates who will be invited to participate in the examination, or any part thereof. All outside candidates will be required to undertake and successfully pass a pre-employment medical examination, which includes a substance abuse test that includes testing for THC (the psychoactive ingredient in marijuana), given at the Town's expense prior to employment if conditionally offered a part time, full time or safety sensitive position. The Town of Greenwich has implemented a policy of background investigations all full and part time positions prior to hiring as part of the reference checking procedures for outside candidates. The investigation will only be conducted as the last step prior to an offer. Refusal to sign the release form will terminate the candidate's further consideration.
