Position Overview Local commercial property management company is seeking an experienced Lead Building Engineer to support building systems in a safe, efficient, and reliable manner for Class-A office properties. This role reports directly to the Chief Engineer, as the Lead Building Engineer you will take an active role in day-to-day building operations, preventive and corrective maintenance, tenant service calls, emergency response, and the coordination of engineering activities. This position requires a candidate who is technically capable, dependable, & professional who can troubleshoot problems effectively, prioritize competing demands, communicate well with tenants and coworkers, and provide leadership and support to the engineering team. Primary Responsibilities Monitor and operate the properties' HVAC, mechanical, electrical, plumbing, and other building systems in order to maintain safe operating conditions and standards. Diagnose equipment and building-system problems and perform appropriate maintenance, adjustments, repairs, and corrective work. Respond promptly to tenant and building service requests, including after-hour calls, and the ability to take appropriate action to resolve problems and restore service. Perform routine and corrective maintenance involving building equipment, furnishings, finishes, fixtures, and other physical components. Monitor and participate in the properties' water-treatment program in accordance with established procedures. Maintain accurate operating records, equipment logs, work documentation, and related engineering files. Use the property's Building Automation System (BAS) and other computerized systems to monitor conditions, communicate information, and assist with building operations. Make authorized adjustments to fire alarm and life-safety systems under the direction of the Chief Engineer. Support the properties' emergency-response procedures, including evacuation activities, life-safety events, bomb-search procedures, and other emergencies when appropriate. Work with emergency personnel and response teams during incidents, coordinating with the Fire/Life Safety Director and other members of the property team as necessary. Help organize daily engineering activities and adjust priorities as building conditions, tenant needs, and operational requirements change. Provide guidance, assistance, and on-the-job training to other members of the engineering staff as directed. Assist the Chief Engineer with staff evaluations and other personnel-related responsibilities as requested. Complete required training programs, seminars, and professional development activities. Perform basic building maintenance tasks, including cleaning, painting, and related upkeep. Maintain all work in accordance with applicable federal, state, and local laws, safety requirements, environmental regulations, and building codes. Maintain the required licenses and permits applicable to assigned responsibilities and obtain additional governmental permits or licenses when necessary. Provide after-hours and on-call engineering support as assigned, including responding to calls from building security. Take on additional duties, responsibilities, or authority as assigned by the Chief Engineer. Technical Qualifications The successful candidate should possess a strong working knowledge of commercial building systems and demonstrate the ability to independently identify and resolve a broad range of operating and maintenance issues.

Required capabilities include:

High school diploma or equivalent from an accredited institution. Strong practical knowledge of commercial building mechanical, electrical, plumbing, HVAC, and related systems. (Minimum of 2 years' experience preferred) Proven ability to troubleshoot, diagnose, and correct mechanical, electrical, and plumbing problems. Familiarity with building automation and computerized building-management systems. Ability to operate and interpret a variety of diagnostic and testing equipment, including digital and analog multimeters, pressure and temperature instruments, airflow measurement devices, and leak-detection equipment. Proficiency with common hand tools and the ability to safely and properly use power equipment, including drills, saws, grinders, impact wrenches, and pneumatic, electric, or engine-driven tools. Knowledge of appropriate personal protective equipment and safe work practices. Ability to read and interpret equipment manuals, technical instructions, schedules, written procedures, and verbal directions. Ability to perform basic mathematical calculations necessary to diagnose and resolve building operating and comfort issues. Ability to understand and follow applicable safety, environmental, and regulatory requirements.

Preferred:

State of Connecticut D-2 or S-2 license.
