FUNCTION OF JOB
Under supervision of the Chief Operating Officer, to direct, coordinate and supervise the maintenance operation of facilities and life safety of the New Haven Parking Authority.ESSENTIAL JOB FUNCTIONS
: Develops and implements maintenance procedures and safety programs for facilities and establishes performance standards. Assumes responsibility for maintenance staffing requirements, supervision and performance evaluations, including direct supervision of Maintenance Supervisors. Assists in preparation of operating budget regarding maintenance program of Authority facilities. Communicates with public relative to maintenance concerns expressed in connection with their use of facilities. Implements inspection program and inspects facilities for compliance with maintenance standards. Ensures compliance with emergency communication and action plan. Plans and oversees snow plowing operations for parking facilities and lots, including providing training to employees. Reviews and approves maintenance expenditures in accordance with Authority guidelines; manages existing budgetary controls. Establishes and institutes formal training program for maintenance employees, including safety and technical procedures. Maintains inventory controls and manages hazardous material data. Participates in Safety Committee meetings. Operates Parking Authority vehicles while on duty. Performs special projects and other duties as assigned.KNOWLEDGE, SKILLS AND ABILITIES
: Knowledge of management practices and principles. Ability to deal effectively with associates, subordinates and the general public. Ability to communicate well, both in writing and orally. Thorough knowledge of facility maintenance, custodial practices, and various mechanical and electrical systems. Experience in snow plowing operations. Availability to respond to emergency situations outside of normal shift as necessary. HVAC knowledge preferred. Prior experience in a Union environment preferred.MINIMUM ACCEPTABLE QUALIFICATIONS
Two years of college in related field or trade school graduate/certification. Five years of supervisory experience in facility maintenance. OSHA certification or training. Valid State of CT driver's license. Satisfactory equivalent combination of training and experience.Job Type:
