SUMMARY Duties:
Responsible for all physical operations of an apartment community; supervises maintenance staff and groundskeepers Qualifications Education
  • High school diploma Experience
  • Three to five years experience in skilled or semi-skilled property maintenance Special Skills and Personality Traits
  • Good communication skills; good leadership skills; working knowledge of building maintenance practices and procedures Special Requirements
  • HVAC Certified (EPA 608 Universal) Required
  • Valid Driver's License and own transportation, possess own tools required to perform job functions Position Description Coordinate and manage the work of employees who repair and maintain buildings and facilities.
Prepare work schedules, assign work, and inspect work performed by the maintenance staff. Provide training, scheduling, and job performance evaluations for maintenance and grounds keeping. Serve as first-line of communication contact for off-hour emergencies and may be part of a 24-hour on call rotation. Responsible for ensuring that safety training is provided to staff and that proper safety practices have been followed. The manager makes sure that groundskeepers and other staff are trained in maintenance activities and are following recommended operating procedures. Answer questions and provide information related to projects, including resolving complaints and approving expenditures. Typical day-to-day duties of Maintenance Supervisors include the following:
  • assist and report to property manager on a daily basis
  • supervising the maintenance staff by determining workloads and schedules
  • developing and implementing policies and procedures
  • evaluating staff and making hiring or termination recommendations
  • negotiating contracts and inspecting a contractors work to ensure that safe work practices and operating procedures have been followed
  • ordering materials and supplies
  • performing a variety of field maintenance tasks, depending on experience and level of certification
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Must have good communication skills. Must have basic knowledge of construction and repair processes. High school diploma/GED required Physically capable of lifting 50 pounds unassisted Experienced in operating a variety of equipment, including snow blowers, lawn mowers and small hand tools Effective written and oral communication skills Able to work well with minimal supervision Ability to prioritize tasks and follow specified procedures EDUCATION and/or
EXPERIENCE
High school diploma or general education degree (GED); or at least six months related experience and/or training; or equivalent combination of education and experience.
CERTIFICATIONS
Must have a valid drivers license & own vehicle. EPA 608 Universal required. Clean background required.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
