Position Summary We are seeking an experienced and hands-on Maintenance Director to lead all facility maintenance operations for our Assisted Living and Memory Care community. The ideal candidate will have strong knowledge of building systems, HVAC, plumbing, electrical, life safety compliance, and preventive maintenance programs. This leadership role is responsible for ensuring the community remains safe, operational, compliant, and comfortable for residents, visitors, and staff. Responsibilities Oversee all daily maintenance operations for the community, including building systems, grounds, and resident areas. Develop, implement, and manage preventive maintenance programs to ensure the longevity and reliability of facility equipment and infrastructure. Maintain, troubleshoot, and coordinate repairs for HVAC, plumbing, electrical, mechanical, and life safety systems. Perform routine inspections of the building, grounds, resident apartments, and common areas to identify maintenance needs and safety concerns. Utilize TELS or similar maintenance management software to track work orders, inspections, repairs, and compliance documentation. Ensure compliance with AHCA regulations, local building codes, fire safety requirements, OSHA standards, and other applicable regulations. Supervise, train, schedule, and evaluate maintenance team members and outside contractors. Manage vendor relationships, obtain repair estimates, and oversee contracted maintenance services. Respond promptly to emergency maintenance issues and participate in on-call rotation as needed. Maintain inventory of maintenance supplies, tools, and equipment while controlling department expenses. Collaborate with Executive Directors and department leaders to support operational needs and resident satisfaction. Coordinate facility readiness for state surveys, inspections, and emergency preparedness activities. Oversee community grounds, landscaping, parking areas, and exterior maintenance to ensure curb appeal and safety. Qualifications Minimum of 3 years of maintenance leadership experience in Assisted Living, Memory Care, Skilled Nursing, Healthcare, Hospitality, or a similar environment. Strong working knowledge of HVAC, plumbing, electrical, mechanical, and building systems. Experience with preventive maintenance programs and computerized maintenance management systems (CMMS), preferably TELS. Knowledge of AHCA regulations, life safety requirements, fire systems, emergency preparedness, and regulatory compliance. Proven leadership experience supervising maintenance staff and contractors. Ability to prioritize multiple projects, work independently, and respond effectively during emergencies. Excellent organizational, communication, and problem-solving skills. Valid Florida Driver's License and reliable transportation. HVAC certification preferred. Ability to lift up to 50 pounds and perform physical maintenance duties as required. Must successfully pass a Level 2 Background Screening.
