This position combines leadership with daily technical responsibilities. The Maintenance Supervisor will oversee maintenance operations, coordinate vendors, assign and monitor work, and personally complete work orders, unit turns, and emergency repairs to ensure the property remains safe, fully operational, and well maintained. Key Responsibilities Maintenance Operations Perform preventive and corrective maintenance on HVAC, plumbing, electrical, appliance, carpentry, painting, and general building systems. Complete work orders promptly while maintaining high-quality standards. Respond to emergency maintenance requests, including after-hours and weekend on-call situations. Assist with unit turns, including repairs, painting, appliance installation, and make-ready activities. Leadership & Team Supervision Supervise, train, and support the Maintenance Technician. Assign daily work orders and maintenance priorities. Ensure work is completed efficiently, safely, and according to company standards. Lead by example by actively participating in daily maintenance activities. Property Inspections Conduct routine inspections of residential units, common areas, amenities, and building systems. Identify maintenance deficiencies and implement corrective actions proactively. Vendor Management Coordinate vendors for specialized work when necessary. Obtain quotes, schedule services, monitor performance, and verify work quality. Promote in-house completion of maintenance whenever practical to improve efficiency and control costs. Preventive Maintenance Develop and execute preventive maintenance schedules. Ensure all equipment and building systems receive timely servicing. Experience managing vendors and maintenance budgets. Strong organizational, leadership, and communication skills. Familiarity with work order management systems (Yardi, HappyCo, etc.).
