Job Overview We are seeking a dedicated and proactive Live-in Super to oversee the daily operations and maintenance of our residential facilities. This vital role involves managing a team of maintenance staff, ensuring all mechanical, electrical, plumbing, and HVAC systems operate smoothly, and maintaining a safe, comfortable environment for residents. The Live-in Super will serve as the primary point of contact for residents' needs, coordinate repairs, and uphold safety regulations to ensure the property's optimal functionality. Duties Supervise and manage facilities maintenance teams to ensure timely completion of repairs and upkeep tasks Conduct routine inspections of mechanical systems, electrical wiring, plumbing, HVAC units, and safety equipment to identify issues early Perform mechanical systems repair including HVAC system troubleshooting, electrical system diagnostics, plumbing maintenance, and industrial equipment servicing Utilize schematics, technical manuals, and CMMS (Computerized Maintenance Management System) software to plan maintenance activities and record work performed Manage safety compliance by enforcing OSHA standards, safety regulations, and proper maintenance repair procedures Oversee project management tasks such as scheduling repairs, coordinating contractors, and ensuring timely completion of maintenance projects Use testing tools like voltmeters, ohmmeters, and low/high voltage testers to diagnose electrical issues accurately Maintain detailed records of maintenance activities, safety inspections, and equipment performance in line with facilities management protocols Skills Proven management experience supervising facilities or maintenance teams in a residential or industrial setting Strong mechanical knowledge with expertise in HVAC system repair, electrical systems troubleshooting (including high voltage), plumbing system maintenance and repair Familiarity with programmable logic controllers (PLCs), schematics reading, and engineering troubleshooting techniques Knowledge of OSHA safety standards and safety regulations related to industrial maintenance and facilities management Proficiency in Microsoft Office applications for reporting and communication purposes Experience managing facilities maintenance using CMMS software for work orders and asset tracking Excellent leadership skills with the ability to motivate teams while maintaining high safety standards Strong communication skills in English to effectively coordinate with team members and residents Ability to interpret technical diagrams such as schematics for electrical or mechanical systems Mechanical systems repair expertise combined with project management capabilities to handle multiple priorities efficiently This role is perfect for a motivated professional eager to lead a facilities maintenance team while ensuring the highest standards of safety and operational excellence.
