This includes leading a small team of maintenance people, coordinating vendors, conducting research, anticipating property needs, and ensuring each residence is impeccably maintained and operating at the highest standard. This role is mainly based out of a home office in the Coral Gables estate. Weekly visits to the family's other properties in South Florida should be expected as well. Some tasks include but are not limited to: Proactively maintain the upkeep of multiple properties, residential and commercial (HVAC, A/V, pool, etc. anything related to preventative, planned and corrective maintenance) Perform troubleshooting of any issues prior to calling vendors Conduct research, ask questions and gather quotes on various topics related to construction, plumbing, carpentry, lighting and any other miscellaneous products and projects and present/communicate the information in a clear concise manner Maintain upkeep of equipment and inventories of products used for maintenance (pressure washer, fork lift, scissor lift, elevator, etc.) Conduct daily, weekly, monthly checks throughout the property, walking the grounds, making note of projects and making sure the properties are running seamlessly Type detailed reports, emails and meeting agendas Manage a team of maintenance people, providing check lists, following up on the lists and holding team members accountable Upkeep any additional assets including pool, equipment, multiple vehicles, motorcycles, etc. Manage multiple vendors' schedules (exterminators, electricians, plumbers, landscapers, contractors etc.) Maintain good working relationships with and be the main point of contact for vendors, peers, or personal contacts and follow up with them judiciously and empathetically for project updates Keep track of vehicle maintenance schedules and bring them in for service as required Have a can-do-figure-it-out attitude when proactively managing various tasks including those tasks outside your comfort zone or job description Transform quickly to any additional role and adapt to ongoing changes without being asked to do so Be service-oriented, anticipating principals' needs and think ahead Complete miscellaneous projects or tasks assigned; take ownership and follow through until project is wrapped up Be ethical and highly discreet Be polished and professional but not overly stiff or unadaptable Be a problem solver and think outside the box Provide daily reports on pending and completed projects Communicate via email and telephone, generating and responding conversations Must have ability to lift or move up to 50 pounds
