On-site Maintenance Manager Sparrow Condominiums Inc Gainesville, FL Job Details Full-time $25 an hour 17 hours ago Benefits Paid time off Qualifications Equipment repair Outdoor work experience Construction painting Carpentry repair tasks Project coordination Driver's License Woodworking Mobile devices Full Job Description About the Role Sparrow Condominium, Inc. is seeking an experienced, hands-on On-Site Maintenance Manager to take day-to-day ownership of the physical condition, cleanliness, preventive maintenance, and operational readiness of an established multifamily condominium community in Gainesville, Florida. This is a hands-on working maintenance position, not a desk-based property-management role. The right candidate will be comfortable and skilled at performing repairs personally, identifying problems before they become major failures, supervising assigned maintenance help, coordinating with contractors and inspectors, assisting residents with routine Association matters, and keeping the President and Board informed through organized work orders and weekly status reporting. What You'll Do Inspect the property routinely and keep preventive-maintenance schedules for roofs, drainage/sewer systems, exterior components, pool equipment, irrigation, lighting, laundry rooms, common areas, and other systems. Perform appropriate hands-on maintenance and repairs, including carpentry, minor plumbing, painting, siding/trim, doors/locks, fencing, hardware, lighting, irrigation, and similar work within your qualifications and applicable requirements. If not assigned to a landscaping contractor, mow grass as needed with the association's riding mower. Respond promptly to leaks, sewage backups, water intrusion, storm damage, and other urgent property conditions; recognize when licensed or specialized contractors are required. Maintain the cleanliness and appearance of common areas, dumpster/parking areas, walkways, building exteriors, laundry rooms, pool area, and Association clubhouse amenity areas and the maintenance office,workshop/storage areas. Oversee routine pool and amenity conditions; perform pool maintenance only within applicable legal/training requirements and coordinate qualified vendors when needed. Serve as the primary on-site resource for routine resident matters such as maintenance requests, parking decals, mailbox/key coordination, other locks, keys or fobs, and move-in procedures under Association policies. Observe and document routine property-rule and safety issues, request voluntary correction when appropriate, deliver/post Association notices when directed, and escalate formal enforcement matters to the President/Board. Help define contractor scopes, help obtain/compare bids, verify required licensing/insurance, coordinate site access, monitor work, inspect completion, and document status of punch-list items. Coordinate operationally with Code Enforcement, Building, Health, Fire, and other agencies; track permits, inspections, deadlines, and corrective work under Board direction. Use an electronic work-order/ticketing system, maintain photographs and maintenance records, track recurring problems, and provide a concise weekly status report to the President. Required Qualifications 5+ years of relevant building, property, construction, facilities, or maintenance experience. Strong hands-on general maintenance and repair experience, including working knowledge of carpentry, plumbing, building exteriors, water intrusion, and drainage. Sound judgment about what can be safely handled in-house versus what requires a licensed/specialized contractor. Valid driver's license and reliable transportation. Comfort using a smartphone, email/text, photographs, electronic work orders, and computer records. Strong reliability, organization, follow-through, professional communication, and integrity. Ability to work outdoors in Florida weather, walk the property, safely use ladders and tools, and perform physical maintenance work with reasonable accommodation where applicable. Highly Preferred Prior successful maintenance experience at Sparrow Condominiums or a comparable older condominium, apartment, multifamily, or commercial property. Knowledge of aging building infrastructure, recurring plumbing/drainage issues, roofing, exterior wood deterioration, water intrusion, pool systems, and preventive maintenance. Construction or skilled-trade background. Experience with permits, inspections, Code Enforcement, and contractor/project oversight. Pool maintenance experience and applicable certification. Florida CAM license or prior community-association experience is a plus, but not required. Reporting & Accountability The On-Site Maintenance Manager reports directly to the President of Sparrow Condominium, Inc., or the President's designee, subject to Board-established policies, budgets, procedures, and spending authority. The position may supervise a maintenance helper or other assigned maintenance personnel. The employee must maintain a regular approved on-site schedule, accurately record hours, and promptly communicate schedule changes. Supervisory responsibilities Supervise maintenance helpers, other Association maintenance employees, temporary personnel, and contractors assigned to maintenance work. Maintenance helpers will ordinarily report day-to-day to the On-Site Maintenance Manager, while the Association reserves the right for the President, President's designee, or Board to communicate with, direct, supervise, or require direct reporting from any Association employee or contractor. Screening Employment is contingent upon successful completion of lawful pre-employment screening, which may include a criminal background check, employment/reference verification, driver's-license/driving-record verification when relevant, and pre-employment drug screening. Continued drug testing may apply when permitted under Association policy and applicable law. Why This Role Matters Sparrow is looking for someone who will help move the community from reactive repairs to organized preventive maintenance: keeping the property clean and safe, closing work orders, identifying recurring conditions, monitoring contractors, tracking permits/inspections, and giving the Board reliable information about priorities and unresolved issues.
