The ideal candidate will have previous condominium, residential, commercial, or property maintenance experience , strong hands-on repair skills, and the ability to work independently while maintaining a professional and courteous relationship with residents, vendors, and the Board of Directors. This is a hands-on position requiring both indoor and outdoor work in Florida's year-round weather conditions. Key Responsibilities Conduct routine and repetitive inspections of all building interiors and exteriors, sidewalks, roads, parking areas, signage, fencing, lighting, pool areas, seawalls, irrigation systems, grounds, and mechanical equipment. Perform hands-on, semi-skilled maintenance and repair work involving building interiors and exteriors, sidewalks, roads, parking areas, signs, fencing, lighting, pools, irrigation, landscaping/grounds, and mechanical equipment. Perform general cleaning, painting, repairs, and upkeep as needed or assigned. Maintain an accurate inventory of maintenance tools, equipment, materials, and supplies. Ensure all tools, equipment, and supplies are safely stored and kept clean and organized. Perform pre-storm preparation and post-storm cleanup and restoration duties. Maintain accurate records of work performed, inspections, repairs, and maintenance activities. Immediately report all incidents and accidents to the Property Manager. Report damaged, unsafe, or faulty equipment to the Property Manager. Carry and respond promptly to calls received on the company/property cell phone. Respond to maintenance issues and emergencies as required. Work cooperatively with the Property Manager, Operations and Condominium Manager, Board of Directors, residents, contractors, and vendors. Perform additional maintenance-related duties and tasks as requested by the Operations and Condominium Manager. Qualifications & Requirements Previous condominium or property maintenance experience suggested but not required. Flexible schedule with the ability to work On-Call hours as needed . Basic working knowledge of repairs involving: Drywall Carpentry Electrical Plumbing Painting Locksmithing Mechanical systems Knowledge of manual and electric hand tools and the ability to operate them safely and correctly. Ability to troubleshoot basic maintenance issues and determine when professional/vendor assistance is required. Ability to work independently with minimal supervision. Ability to work effectively and cooperatively with a Board of Directors, management, residents, contractors, and vendors. Professional, courteous, respectful, and service-oriented attitude. Strong attention to detail and pride in maintaining a high-quality property. Ability to work both indoors and outdoors in Florida's year-round weather conditions. Must be able to carry, lift, and stack objects weighing up to 50 pounds . Ability to sit or stand for extended periods. Ability to bend, reach, kneel, crouch, twist/turn, and climb ladders and staircases. Valid driver's license required. Experience working in an upscale condominium environment is highly desirable, as is the ability to communicate professionally with residents, management, vendors, and Board members.
