Job Description
Under the general direction of the Facilities Maintenance Superintendent, the incumbent performs supervisory work in the maintenance of various City buildings, facilities and street lights. Work assignments are received orally and in writing. Work is performed with considerable independence in judgment and decision making within established rules, regulations, policies, and procedures. Work is reviewed through observation, conferences, reports, periodic inspections, and for results obtained. Remains available for 24-hour on-call duty in emergency situations. Supervises the performance of carpentry, masonry, painting, custodial services, plumbing, electrical, air conditioning, refrigeration, street light maintenance repair, roofing repair, locksmith services, and preventative maintenance on City buildings. Plans, assigns, coordinates, directs and evaluates the work of subordinates. Prepares cost estimates of repair tasks; prepares monthly status reports on work tasks accomplished. Maintains repair and replacement maintenance records. Assists in yearly budget preparation for division and other City department's facilities project requests. Prepares bi-weekly payroll. Inspects buildings, facilities and street lights for identification of necessary repair and maintenance work, and takes appropriate action as required. Handles requisitions, purchases, budget adjustments and inspects materials ordered for compliance with specifications; reviews job progress; inspects work to determine if quality standards are met. Inspects leaking roofs and coordinates temporary and permanent roof repairs and replacements with contractors. Coordinates annual roof inspections and maintains roof warranties for all City buildings. Receives work requests from all City Departments and assigns work to subordinates. Regularly maintains communication with City departments regarding work request status. Performs other assigned duties as assigned. High School Diploma or GED. (Proof of Education must be uploaded with application). Five (5) years of experience in all phases of building maintenance and repair, and a minimum of (5) years of prior supervisory experience of skilled trades personnel; or equivalent combination of education and experience.
Licenses, Certifications or Registrations:
Must possess and maintain a valid Florida Commercial Driver License Class "B". Must possess Maintenance of Traffic Intermediate Level 2 (MOT) certification. Knowledge of the tools, methods, and materials used in maintenance repair jobs. Knowledge ofMC2 HVAC
Software. Knowledge of the appropriate codes, ordinances, and regulations dealing with building/facility maintenance, repair and safety. Knowledge of 480v Electric Power. Knowledge of street lighting requirements. Knowledge of modern management methods and practices. Ability to operate computers and have a working knowledge of computer spreadsheets and word processing programs such as EXCEL, Word and a work order program. Ability to plan, assign, coordinate, direct, and evaluate the work of subordinates. Ability to establish and maintain effective working relationships with others. Ability to read and follow blueprints, drawings, and schematics. Ability to maintain a budgeted schedule of material inventory required for normal and emergency maintenance. Ability to communicate clearly, both orally and in writing. Ability to work regularly scheduled hours without modifications. Ability to operate City vehicles and equipment and tools, including pick-up trucks and small and large bucket trucks. Ability to work closely and get along with other employees during emergency situations. Ability to see, read and comprehend letters, number, words, characters and symbols of various sizes. Ability to learn and remember simple and complex tasks with little assistance once trained. Ability to climb up and down stairs and ladders. Ability to lift, carry push and pull items which weigh up to 50 lbs; possibly at various inclines or declines. Ability to work at heights up to 100 feet. Ability to work in undesirable conditions such as dirt, dust, heat, cold, fumes, odors, excessive noise, wetness, humidity, and around chemicalsPHYSICAL DEMANDS
The work is medium and requires exerting up to 50 pounds of force occasionally, and up to 30 pounds of force frequently, and up to 10 pounds of force constantly to move objects. Additionally, the following physical abilities are required: balancing, climbing, crawling, crouching, feeling, manual dexterity, grasping, handling, hearing, kneeling, lifting, mental acuity, pulling, pushing, reaching, repetitive motion, speaking, standing, stooping, talking, visual acuity, and walking.WORK ENVIRONMENT
