Job Description

The Maintenance Coordinator / Property Manager is responsible for coordinating maintenance from the initial service request through completion while ensuring excellent communication with owners, residents, vendors, and teammates. This position also coordinates inspections, preventative maintenance, vendor management, lease renewal inspections, and quality control to ensure our properties are maintained to Serenity Realty Group's standards. Essential Job Responsibilities Coordinate maintenance requests from start to finish. Prioritize emergency, urgent, and routine maintenance requests. Dispatch vendors and contractors. Obtain repair estimates and owner approvals. Review and approve vendor invoices.
Schedule and coordinate:
Move-in inspections Move-out inspections Four-month property inspections Renewal inspections approximately 90 days before lease expiration Conduct property inspections as needed. Prepare detailed inspection reports with photos. Follow up with vendors to ensure repairs are completed properly, on time, and within budget. Maintain excellent communication with owners, tenants, and vendors throughout the repair process. Monitor open work orders until completion. Maintain accurate records using Rentvine and other company software. Assist with lease renewals and resident retention. Monitor preventative maintenance schedules. Coordinate cleaning, repairs, photography, and vendor scheduling between residents. Ensure properties comply with company standards and applicable laws. Work closely with the leasing, accounting, and administrative teams. Perform additional property management duties as assigned. Qualifications The ideal candidate will have: Excellent organizational and time management skills. Strong attention to detail. Outstanding customer service skills. Excellent written and verbal communication. Ability to multitask and prioritize in a fast-paced environment. Strong problem-solving skills. Positive attitude with a team-oriented mindset. Strong computer skills and the ability to learn new software quickly. Experience in property management, maintenance coordination, construction, facilities management, or a related field preferred. Experience using Rentvine or similar property management software is preferred. Valid Florida driver's license. Reliable transportation. Ability to pass a background check and drug screening. Physical Requirements To successfully perform the essential functions of this position, the employee must be able to: Lift, carry, push, and/or pull up to 50 pounds , with or without reasonable accommodation. Climb stairs and ladders as necessary to conduct property inspections and assess maintenance concerns. Walk residential properties, including uneven surfaces and multiple flights of stairs. Bend, kneel, crouch, stoop, crawl, and reach during inspections. Enter garages, attics, crawl spaces, and other areas of residential properties when necessary. Work indoors and outdoors in varying Florida weather conditions, including heat, humidity, and rain. Drive between the office, rental properties, vendors, and job sites throughout the workday. Use a computer, smartphone, tablet, and office equipment for extended periods.
Pay:
$37,440.00 - $41,600.00 per year
