This is a working leadership position. The Maintenance Director will supervise one maintenance team member while also being actively involved in daily work orders, apartment turns, preventative maintenance, repairs, and troubleshooting throughout the property. We are looking for someone who takes pride in their property, knows how to prioritize, and understands the importance of keeping apartments and common areas well maintained. What You'll Do Lead the day-to-day maintenance operation for a 216-unit multifamily community Supervise and work alongside one maintenance team member Complete and oversee resident work orders in a timely manner Manage apartment turns and ensure units are ready for scheduled move-ins Perform hands-on repairs involving plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building maintenance Develop and maintain a preventative maintenance program Conduct regular property inspections and identify issues before they become larger problems Maintain the community's mechanical systems, common areas, grounds, and building components Manage maintenance inventory, tools, supplies, and vendor relationships Coordinate outside contractors when specialized work is required Help manage maintenance expenses and operate within the property's budget Maintain required maintenance and safety documentation Participate in the property's on-call rotation and respond to maintenance emergencies as needed Work closely with the Property Manager to maintain the overall appearance and operation of the community What We're Looking For The ideal candidate is an experienced multifamily maintenance professional who is equally comfortable leading the department and picking up the tools.
Qualifications include:
Previous multifamily apartment maintenance experience strongly preferred Maintenance supervisor, maintenance manager, or lead maintenance experience preferred Strong working knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance Ability to diagnose problems and complete repairs independently Strong organizational and time-management skills Ability to supervise, train, and hold staff accountable Ability to manage vendors and contractors EPA certification preferred HVAC certification or substantial HVAC experience preferred Valid driver's license Ability to perform the physical requirements of the position, including lifting, bending, climbing ladders, and working throughout the property Compensation & Benefits We offer competitive compensation based on experience along with: Competitive salary Paid time off Health and other benefits for eligible employees Stable, full-time employment Opportunity to take ownership of the maintenance operation of an established 216-unit community About The Ponds of Naperville The Ponds of Naperville is a 216-unit multifamily apartment community in Naperville, Illinois.
