Job Description

The Maintenance Director assures a safe, clean, sanitary, and attractive living and working environment for residents and employees through a standardized program of preventive maintenance and upkeep for the building, grounds, and building systems and equipment. The Maintenance Director reports into the Health Facility Administrator.

QUALIFICATIONS

High school diploma or general education degree (GED) One year of experience in institutional maintenance department Supervisory or management experience is required The preceding list of essential functions is not exhaustive and may be supplemented.

Can read, write, and make simple mathematical calculations Ability to understand and carry out instructions that are provided in written, oral, or diagram form Possess well-developed communication and interpersonal skills Demonstrate the ability to work independently to accomplish assigned tasks, recognize areas in need of maintenance attention, and safety concerns Ability to get along well with diverse personalities; be tactful, mature and flexible

SPECIAL REQUIREMENTS

Must have a valid Indiana Operator's License Maintains good attendance and attends mandatory inservice meetings Ability to present Maintenance and Safety related topics in front of small groups Must be able to maintain and work within departmental budgets Is able to work overtime or on weekends if needed to complete duties Is able to work overtime or on weekends if needed to complete duties Average knowledge of fire alarm and sprinkler systems and of chemicals Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedures manual Is on-call to handle issues that arise at the facility Has sufficient hearing to hear the conversational voice and adequate near and far vision to complete duties

WORKING CONDITIONS

PHYSICAL DEMANDS

The physical demands below are typical of those that must be met by the employee to successfully perform the essential functions of the position. Reasonable accommodations may be available for individuals with disabilities.

ESSENTIAL FUNCTIONS

The employee must be able to perform each essential function effectively to be successful in this position. 1. Develops or follows preventive maintenance schedules, performing all required preventive maintenance tasks according to these schedules, for example: Lubricates all appliance motors, exhaust fans, pumps, etc. Checks floor drain clean-outs and grease trap. Inspects and changes sump pump if applicable. Inspects and repairs sewage lift stations. Inspects and replaces filters as needed and cleans all vents and trap lines periodically. Checks pressures gauge of generator and sprinkler systems. Tests corridor fire doors for proper closure on a frequent basis and corrects/repairs as needed.

• Evaluates the combustion chamber on dryers periodically and assures no lint build-up behind dryers. Monitors hot water temperatures in essential locations to assure compliance with safety standards, and adjusts as needed. Checks window screens for repairs/replacement needs, and washes window exteriors Performs quality control tests on equipment according to manufacturer's instructions and time frames. 2. Makes regular QA rounds of all building areas to observe cleanliness, safety, and working conditions. 3. Assigns daily duties to maintenance staff, supervises performance, and maintains an adequate inventory of maintenance supplies to assure efficient delivery of services within the department's budget. 4. Tracks maintenance inventory and maintains the security of miscellaneous repair parts and tools. 5. Monitors the operation of facility electrical systems, fire alarm systems, sprinkler systems, emergency generator, central air and heat, boilers, and nurses call system according to the preventive maintenance program and keeps a record of all assessments, quality control tests, repairs and replacements, and equipment inspections. 6. Inspects and repairs all damage to hallways, walls, ceilings, floors, baseboards, doorjambs, handrails, etc. 7. Makes minor repairs to equipment such as belts, cords, etc. and practices lockout/tagout procedures to prevent electrical injury. 8. Assures that inspection tags for fire extinguishers, sprinkler system, boilers, etc are up-to-date and contacts appropriate contractors as needed. Promptly arranges for used fire extinguishers to be refilled when used. 9. Checks/replaces outdoor lighting and exit lights when needed. 10. Monitors daily lint removal from dryers by laundry staff according to fire prevention policy. 11. Performs exterior upkeep such as painting and staining, cleaning gutters, etc. as scheduled or directed. Assures timely removal of snow and ice from all entrances and exits during the winter 12. Cleans and polishes lighting fixtures, surfaces, and trim. 13. Moves and sets up tables and chairs in various areas as needed or requested. 14. Helps housekeeping move a resident from one room to another when furniture is moved, helps new residents move in, hang pictures, etc., and evaluates resident personal furniture or appliances for safety. 15. Transports small equipment and tools between departments; and stores and accounts for tools properly. 16. Accompanies representatives from the State during the annual Life Safety Code survey and assures prompt correction of any allegations cited. Takes trash to disposal areas and keeps dumpster area orderly and dumpster lid closed. 17. Develops a floor care schedule (in accordance with the Housekeeping Supervisor) that assures all floors are maintained in a clean and attractive appearance, and coordinates floor care schedules with other departments. 18. Trains floor care personnel in the proper and safe use of floor care equipment (buffers and extractors), and in the proper application methods for stripping and waxing chemicals. 19. Purchases maintenance supplies only from pre-approved mail-order vendors or local supply sources. 20. Contacts approved contractors for major repairs and services, when needed, and monitors the lockout/tagout procedures of these contractors. 21. Participates in new hire orientation in areas such as fire and disaster policies, fire alarm systems, door alarm systems, use of fire extinguishers, lockout/tagout and electrical safety. 22. Assures that evening and night shift nurses are trained in how to shut off sprinkler system in case of malfunction. 23. Inspects building for signs of rodents or pests and implements effective pest control/elimination systems or services. 24. Follows safety policies and uses safe work practices required for using solvents, cleaning chemicals, ladders, electrical tools and equipment, and for lifting and transporting supplies and equipment. 25. Secures unattended and potentially harmful items, tools, or substances to prevent accidental access by residents. 26. Maintains effective rapport and communications with community emergency services to help direct these personnel to appropriate area of the building and grounds in an emergency. 27. May participate in periodic emergency drills or training in conjunction with community emergency services. 28. Implements OSHA requirements about physical plant management and employee safety. 29. Practices sound customer service principles in relations with residents, families, contractors, and supply vendors. 30. Provides services in a manner that minimizes the disruption of resident privacy and quality of life. 31. Protects and respects resident privacy and personal property and keeps information about them confidential. 32. Immediately reports maintenance and equipment problems to the Administrator and notifies the Director of Physical Plant Services.
