Duties Perform routine inspections and preventative maintenance on building systems including HVAC, plumbing, electrical equipment, and facilities infrastructure. Troubleshoot and repair mechanical, electrical, plumbing, and HVAC systems using schematics, hand tools, electrical equipment repair tools, and diagnostic devices such as ohmmeters. Conduct welding, carpentry, painting (including residential painting), and maintenance painting tasks to uphold building aesthetics. Maintain accurate records of maintenance activities using Computerized Maintenance Management Systems (CMMS) and update logs regularly. Supervise maintenance projects ensuring safety protocols are followed while coordinating with vendors or contractors when specialized repairs are needed. Lead a team of maintenance technicians by providing guidance on technical procedures, safety standards, and best practices in facilities maintenance. Respond promptly to emergency repair requests to minimize downtime and ensure resident satisfaction. Use schematics and technical manuals to diagnose issues efficiently and execute repairs effectively on electrical systems, plumbing systems, HVAC units, and other facilities equipment. Requirements Proven experience in facilities maintenance with a strong background in electrical work, plumbing system maintenance and repair, HVAC system repair, welding, carpentry, painting, and mechanical troubleshooting. Familiarity with programmable logic controllers (PLCs), schematics reading, CMMS software, and the use of hand tools and electrical testing devices such as ohmmeters. Demonstrated leadership skills with previous supervising or team lead experience in a maintenance environment. Strong mechanical knowledge combined with excellent problem-solving abilities to diagnose issues quickly. Ability to communicate effectively in English both verbally and in writing to coordinate tasks clearly with team members and residents. Knowledge of building interior maintenance standards along with experience with maintenance, repair & operations (MRO) practices. Certifications or training related to electrical equipment repair, HVAC systems or plumbing are highly desirable. Physical ability to perform manual tasks including lifting heavy objects, working at heights or confined spaces as required.
