Beautifully Maintained Residential Community Bryant Terrace Apartments is seeking an experienced and dedicated Maintenance Supervisor to lead the maintenance operations of our well-maintained 109-unit residential community. This is an excellent opportunity for a skilled professional who takes pride in creating a safe, clean, and welcoming environment for residents. Position Overview The Maintenance Supervisor will oversee all daily maintenance functions, coordinate and execute repairs, manage vendor relationships, lead capital improvement projects, and ensure timely and effective service to our residents. This position plays a key role in maintaining the property's high standards of appearance, functionality, and safety. Key Responsibilities Perform and oversee repairs including electrical, plumbing, HVAC, carpentry, and general maintenance. Diagnose and troubleshoot maintenance issues across the property's 116 units. Lead and coordinate preventative maintenance programs. Manage and schedule maintenance staff and external vendors. Oversee and participate in capital projects and property improvements. Ensure the property's grounds, building systems, and common areas are kept in excellent condition. Maintain accurate records of work orders, supplies, and equipment. Respond to emergency situations promptly and professionally. Participate in the required on-call rotation for after-hours maintenance emergencies. Qualifications 3+ years of hands-on property maintenance experience; supervisory experience preferred. Strong skills in plumbing, electrical, HVAC, and general building repairs. Experience completing and managing capital projects. Ability to prioritize tasks, communicate effectively, and lead by example.
EPA/HVAC
certification strongly preferred. Valid driver's license and reliable transportation required. Must be able to lift 50+ lbs and perform physical tasks as needed.
