Position Summary The Superintendent manages and allocates human and monetary resources to provide daily maintenance and makes necessary improvements by performing the following duties. Essential Duties & Responsibilities
- Develops and implements construction projects, including creating specifications.
- Applies knowledge of commercial, fire, and regulatory requirements and ensures compliance with all requirements.
- Performs daily inspection of the property and annual inspection of all apartment units.
- Maintains a high standard of building maintenance and cleanliness. Develops, revises, implements, and supervises maintenance and life safety programs and schedules.
- Schedules all corrective and preventative maintenance and assists maintenance staff with work orders as needed.
- Reviews and understands service contracts to ensure vendor compliance with appropriate insurance coverage levels and certificates as required by Boston Land.
- Maintains communication with the site on a twenty-four-hour basis.
- Schedules, plans, and supervises the refurbishing of apartments before new move-ins.
- Oversees building maintenance programs to eliminate deferred and emergency maintenance.
- Responds to all emergencies twenty-four hours a day.
- Responds to resident health emergencies with Management, if needed.
- Assists the Property Manager with creating budgets and reviewing budget status monthly.
- Maintains compliance with all federal, state, and local laws and regulations, including sanitary codes, etc.
- Submits required timely reports, including the Superintendent Monthly Report and the Preventative Maintenance Report.
- Monitors and cares for outdoor landscaping, i.e., waters plants and picks up trash.
- Assists with trash and recycling disposal. Other Duties
- Resolves resident, vendor, and staff complaints as needed.
- Attends and participates in industry-related training.
- Complies with all company policies and procedures.
- Performs other related duties as assigned.
