The Property Manager is responsible for the administrative and maintenance duties required to operate the 8-unit residential subsidized apartments and Family Support Center while working closely with the Senior Director of Client Services to ensure the residents' needs and HUD or other funder requirements are met.
PRIMARY DUTIES AND RESPONSIBILITIES
- Schedule daily/weekly maintenance for the apartments, including scheduling annual fire inspections, quarterly first aid box check, annual fire alarm and sprinkler inspections, and annual elevator maintenance.
- Handle tenant issues and lease maintenance.
- Conduct tenant inspections quarterly.
- Collection of rental payments from residents via check or credit card and maintain daily deposit reporting requirements.
- Provide monthly reports to Finance regarding maintenance and tenant occupancy.
- Conduct emergency drills as part of the Safety Committee.
- Assist with marketing and outreach aimed at maintaining 100% occupancy with a low vacancy rate.
- Manage turnover of vacant units and lease up within a 30 day time frame.
- Manage and complete minor repair work order system for both buildings
- Primary contact for all vendors
- Other duties assigned.
GENERAL DUTIES
- Maintain routine maintenance, including fire, carbon monoxide, smoke, and other safety systems within both buildings.
- Setting up maintenance appointments for repairs, licensing, et cetera.
SUPERVISORY RESPONSIBILITIES
This position has no supervisory responsibilities EDUCATION and/or
EXPERIENCE
- High School diploma or General Education Degree (GED) with minimum 2 years' experience in property maintenance management and/or human services related field
- Expertise in organizing, directing, and supervising contractors at various levels of responsibility and skill sets
- Skill in planning, organizing, and reviewing the work of professionals, volunteers, and contractors
- Knowledge of budget monitoring, recording, and fiscal reporting
LANGUAGE SKILLS
Ability to write reports, business correspondence, and/or program procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, collaborative agencies, and/or the general public.
MATHEMATICAL SKILLS
Basic math skills of addition, subtraction, multiplication and division are required.
REASONINGABILITY
Ability to apply principles of logical or therapeutic thinking to a wide range of intellectual and practical problems. Ability to deal with a variety of abstract and concrete variables.
