Full Job Description Summary:
The Maintenance Technician Lead is responsible for overseeing and supporting the day-to-day maintenance operations of the property while providing hands-on leadership to the maintenance team. This position ensures that work orders, preventative maintenance, property upkeep, and resident maintenance needs are completed safely, efficiently, and to a high standard. The Maintenance Technician Lead serves as a resource and mentor to maintenance technicians while helping ensure the property remains safe, functional, and well-maintained.
Responsibilities:
Lead, support, and provide direction to maintenance technicians in their daily responsibilities. Assign and prioritize work orders based on urgency, resident needs, safety concerns, and operational priorities. Complete maintenance and repair work, including plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and general building repairs. Troubleshoot maintenance issues and determine appropriate solutions or when outside contractors are needed. Perform and oversee preventative maintenance to help reduce equipment failures and prolong the life of property assets. Respond promptly and professionally to emergency maintenance situations. Inspect completed work to ensure repairs are completed accurately, safely, and according to company standards. Assist with maintaining accurate maintenance records, work orders, inspections, and inventory. Monitor maintenance supplies, tools, equipment, and parts and communicate when items need to be ordered. Help train and mentor maintenance team members on proper procedures, safety practices, and quality standards. Promote a safe work environment and ensure maintenance activities are performed in compliance with company policies and applicable regulations. Assist with property inspections and identify maintenance, safety, and preventative maintenance needs. Maintain clean, organized, and professional maintenance areas, shops, and equipment. Communicate effectively with residents, property management, vendors, and team members. Assist the Maintenance Supervisor or Property Manager with special projects and other operational needs as assigned.
Qualifications:
Previous experience in property maintenance, facilities maintenance, construction, or a related field. Experience troubleshooting plumbing, electrical, HVAC, appliances, and other building systems. Previous leadership or lead technician experience preferred. Strong organizational and time-management skills. Ability to prioritize multiple work orders and respond effectively to emergencies. Strong communication and customer service skills. Ability to work independently while also supporting and leading a team. Valid driver's license and reliable transportation.
Pay:
$60,000.00 - $70,000.00 per year
