The Maintenance Director is responsible for planning, organizing, and directing all maintenance, repair, safety, some environmental services, and preventative maintenance activities for both St. Luke's Nursing & Rehabilitation and Assisted Living Facilities. This position ensures the facility's physical plant, equipment, utilities, and grounds are maintained in compliance with federal, state, local, and life safety regulations while providing a safe, comfortable environment for residents, staff, and visitors.
Essential Duties and Responsibilities:
Direct and oversee all facility maintenance, repairs, and preventative maintenance programs. Ensure compliance with CMS, OSHA, Life Safety Code, and state regulatory requirements. Maintain HVAC, plumbing, electrical, mechanical, fire protection, and emergency power systems. Conduct routine inspections of buildings, equipment, resident rooms, and grounds. Coordinate and supervise outside contractors and service providers. Maintain records of maintenance activities, inspections, work orders, and regulatory testing. Participate in emergency preparedness planning and respond to facility emergencies as needed. Manage department budgets, supplies, and capital improvement projects. Supervise maintenance personnel and provide training on safety procedures. Ensure a safe environment for residents through prompt identification and correction of hazards. Effectively and regularly communicate with facility's Administrator regarding maintenance issues, concerns, and action plans for correction. Must be available to take phone calls after hours and on evenings to provide guidance and directions to staff, or go onsite/coordinate vendor to the facility in the event of a maintenance issue that needs immediate attention.
Qualifications:
High school diploma or equivalent; technical training preferred. Minimum of 3 years of maintenance or facilities management experience, preferably in healthcare or long-term care. Knowledge of building systems, regulatory compliance, and life safety requirements. Strong leadership, organizational, and communication skills. Ability to participate in an on-call rotation and respond to emergency situations.
Physical Requirements:
Ability to walk, stand, climb ladders, lift up to 50 pounds, and work in various environmental conditions.
