US Portfolio The Regional Maintenance Director is accountable for leading the communication and implementation of all corporate and regional objectives within the Company's Multifamily portfolio for all maintenance operations. You will be recognized as a leader for all maintenance staff and participate in the hiring, training, and coaching of all maintenance personnel. Additionally, collaborate with Community Managers and Service Managers to deliver exceptional service and solutions to enhance the value of every property we manage relative to safety, security, preventative maintenance, project management, vendor vetting/work scope validation, and customer service.

Your Responsibilities:

Establish a monthly meeting that fosters uniformity between properties to enhance the development and enhancement of maintenance SOPs in All markets that are in alignment with Regional SOP's. Establish transition plan for new properties / management Develop and implement safety and preventative maintenance training programs that will develop and provide cross-training for maintenance technicians and porters Oversee training programs and educating property maintenance staff to raise overall skill levels in all areas of the department Ensure all inspections are current and 100% compliant in all properties. Assist in the annual budget process by overseeing vendor proposals, maintenance supplies, and repairs, and providing guidance on capital expense items needed during budget preparation with on-site management. Ensures the minimum training, preventative maintenance, work-order tracking, required inspections, and permits requirements are met. Coordinate technical training seminars for Maintenance employees and monitor training program completion. Assist in the recruitment process to ensure positions are fully staffed and support hiring standards. Work with on-site Maintenance Supervisors/Property Managers to provide performance feedback-90-Day/Annual/Coach and council/PIP. Conduct quarterly inspections of pools, curb appeal, maintenance shops, landscaping/grounds, amenities, administrative processes, and review weekly reports, preventative maintenance programs, and safety compliance to ensure they reflect and represent the highest quality. Address any deficiencies found during the audit and follow up until all deficiencies are corrected. Evaluate contractors' performance and contract costs, provide provisions for competitive bidding, and offer recommendations for selection. Provide a monthly report of activities, emphasizing non-routine events such as major projects, training received, savings achieved, significant customer service items, and issues/concerns. Oversee the after-hours program to ensure our residents receive 24/7 service. Ensure a positive and prompt response to all work orders to achieve resident satisfaction. Ensure all Emergency Procedure Plans/MSD Sheets are up to date and revised with any staff/contact changes.

Code Compliance:

Visits all designated communities on a pre-determined scheduled day and provide a report to the Director of Multifamily Property Operations. OSHA- Promptly report all incidents, accidents, and/or injuries and provides thorough evaluation regarding cause and effect and implement corrective actions as necessary to prevent further Inspect relating to non-complying items and coordinate having corrections made. Implement all OSHA requirements. Review the performance of fire, hurricane and other disaster drills as necessary to prepare staff and residents for an emergency. OSHA, EPA MSDS, NFPA
Additional Duties and Responsibilities:

Always conduct business with the highest standards of personal, professional and ethical conduct. Participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new acquisitions, requirements, policies, and regulatory guidelines. Ensure all safety precautions are followed while performing the work. Follow all policies and Standard Operating Procedures as instructed by Management. Perform any range of special projects, tasks and other related duties as assigned. Qualifications/Requirements Must possess a high school diploma or GED equivalent Must have CPO and EPA Certifications CAMT certified preferred Must have a valid Driver's License 10+ years in Multifamily Maintenance Operations 5-7 years of experience as a Regional Maintenance Supervisor Proven track record of multifamily project completion including lease-ups and renovation projects Excellent Computer skills including the use of Microsoft Office Strong proficiency in using property management software (preferably Yardi) Must be able to meet predictable attendance and punctuality expectations and physical demands of the position Travel for this position is 70% based on asset needs Ability to work with a diverse group of people and personalities Excellent customer service skills to include oral and written communication High integrity, positive attitude, mission-driven and self-directed

$90,000.00 - $100,000.00 per year
