Maintenance Supervisor - Granville Oaks Join our team at Granville Oaks and help keep a beautiful apartment community running smoothly, safely, and professionally.
Important Requirement:
A valid HVAC certification is required for this position. About the Role We are seeking an experienced, hands-on Maintenance Supervisor to oversee maintenance operations at Granville Oaks. The right candidate will take pride in quality workmanship, provide excellent service to residents, lead by example, and help maintain a clean, safe, and welcoming community. What You'll Do
  • Oversee the general upkeep of the apartment community, including common areas, amenities, grounds, maintenance shop, and apartment homes.
  • Perform and supervise maintenance work, including HVAC, plumbing, electrical, appliance repairs, carpentry, and general building repairs.
  • Complete and coordinate preventative maintenance to help extend the life of property systems, equipment, and appliances.
  • Respond promptly and professionally to resident maintenance requests and ensure work orders are completed accurately and on time.
  • Conduct move-in and move-out inspections and help ensure vacant apartments are ready for new residents.
  • Communicate clearly with residents, the Property Manager, vendors, and team members regarding repairs, timelines, and service needs.
  • Maintain a clean, organized, and safe maintenance shop, including proper inventory of tools, supplies, and equipment.
  • Conduct regular safety inspections, identify hazards, and help ensure compliance with applicable safety standards, local building codes, and company policies.
  • Assist with managing maintenance expenses by ordering supplies responsibly, tracking costs, and completing work efficiently.
  • Respond to after-hours emergency maintenance calls as part of the on-call rotation. What We're Looking For
  • At least two years of hands-on apartment property maintenance experience.
  • One to two years of supervisory, lead technician, or team leadership experience preferred.
  • Valid HVAC certification required.
  • Strong working knowledge of HVAC, plumbing, electrical systems, appliances, and general building maintenance.
  • Strong troubleshooting, problem-solving, and time-management skills.
  • Ability to prioritize work orders, preventative maintenance, turns, and emergency repairs in a busy property environment.
  • Professional communication skills and a service-focused approach when working with residents, staff, and vendors.
  • Ability to work independently, lead others, and follow through on assigned responsibilities. Physical Requirements and Schedule
  • Ability to lift up to 50 pounds.
  • Ability to climb ladders, bend, stoop, kneel, stand, walk, and operate maintenance tools and equipment as needed.
  • Must be available for after-hours emergency calls and on-call shifts as scheduled.
