Job Summary:

The Property Maintenance and Repair Supervisor supervises and coordinates daily activities of subcontractor repair crews. The Property Maintenance & Repair Supervisor is responsible for assigning jobs to crews based on skill level and job size.

Supervisory Responsibilities:

No direct reports but indirectly oversee subcontractors.

Essential Duties and Responsibilities:

Attends renovation and repair calls with subcontractor and respond to homeowner questions per company policy. Works closely to monitor material usage for accuracy. General residential and light commercial property maintenance to include: Basic plumbing repairs, including faucets, toilets, drains, leaks, and fixtures. Basic electrical troubleshooting, including outlets, switches, light fixtures, and breakers. Basic HVAC troubleshooting and filter replacement. Drywall repair, patching, and painting. Carpentry and minor wood repairs. Door, lock, cabinet, and hardware repairs. Appliance troubleshooting and minor repairs. Flooring and tile repair. Caulking, weatherproofing, and sealing. Gutter and exterior maintenance. Minor roof and siding repairs. Pressure washing and exterior cleaning. Landscaping and basic grounds maintenance. Responsible for preventive maintenance inspections. Identifies problems before they become major repairs. Tenant move-in and move-out inspection experience. Completes punch-list and turnover items between tenants. Prioritizes emergency maintenance requests. Ability to determine when a licensed plumber, electrician, HVAC technician, or other specialist is required. Purchases and keeps track of maintenance supplies and materials. Maintains an organized inventory of tools and supplies. Takes before-and-after photos and properly document completed work. Keeps accurate records of maintenance visits, repairs, and outstanding issues. Other duties as assigned.

Required Skills/Abilities:

Bilingual (English/Spanish) preferred. Excellent verbal and written communication skills in English and Spanish. Ability to communicate and empathize with tenants/homeowners during stressful situations. Ability to work under pressure. Availability for occasional emergency or after-hours maintenance calls. Dependable, punctual, and able to manage multiple properties, people, and work orders. Valid Driver's License and reliable transportation. Good communication with property managers, tenants, vendors, and contractors. Professional and courteous when entering occupied properties.

Education and Experience:

High School Diploma/General Education Diploma required. 5+ years of construction and property maintenance experience. Experience with hand tools and power tools. Strong problem-solving and troubleshooting skills. Ability to work independently with limited supervision.

Physical Requirements:

Must be able to lift up to 50-70 pounds at times. Must be able to climb ladder and traverse roof at times. Ability to lift and carry materials, climb ladders, and perform physical maintenance work Must be able to access and navigate all areas of construction site in various types of weather.
