Job Description

Job Overview This position oversees the maintenance operations for our residential rental portfolio. This leadership role is responsible for managing a team of technicians and internal staff, coordinating all maintenance tasks including large-scale capital improvement projects, and ensuring all properties meet high safety and aesthetic standards. The ideal candidate balances technical expertise with strong customer service and leadership skills.
II. ESSENTIAL DUTIES & RESPONSIBILITIES
Manage performance and professional development. Conduct periodic inspections of the properties as well as completed work orders, vendor work and common areas to ensure quality standards are met. Ensure technicians receive ongoing technical, safety, Fair Housing, and policy training. Develop and implement long-term preventative maintenance programs and capital improvement plans (roofing, siding, HV AC systems). Oversee the maintenance department budget, including labor costs, materials, and contracted services; optimize spending to ensure ROI. Negotiate contracts with external vendors and specialized contractors; ensure high-quality work and compliance with safety regulations. Streamline the work-order process to improve tenant satisfaction. Ensure all properties comply with local building codes, habitability laws, and OSHA safety standards. Track vehicle mileage and ensure all maintenance is done in a timely manner. Maintain a high level of customer service within the maintenance department and handle escalated customer complaints Maintain an on-call rotation schedule with technicians and ensure all emergency calls are addressed timely and appropriately Maintain accurate maintenance records, capital project documentation, safety logs, inspections, and departmental reporting metrics. Identify and mitigate operational risks related to property systems, resident safety, and liability exposure. Availability to respond to emergencies and operational needs outside normal business hours, including nights, weekends, and holidays when necessary. Availability to travel to on-site locations whenever necessary to complete job

IV . REQUIRED KNOWLEDGE, SKILLS, & ABILITIES
Proficient in word processing and computer skills, including knowledge of basic computer systems; Google Docs, Google Sheets, Word, Excel, Outlook, and related systems. Ability to communicate professionally and effectively with tenants, coworkers, and management through phone, email, text, and in-person communication. Work independently, multitask, and prioritize responsibilities in a fast-paced environment. Maintain organized digital and physical records with strong attention to detail. Ability to consistently follow up and ensure timely communication. Remain professional, calm, and adaptable while handling multiple tasks and changing priorities. Willingness and ability to be a team player and assist departments as needed. Strong customer service and problem-solving skills. Ability to adjust quickly to new assignments and assist with miscellaneous office and department needs.
V . REQUIRED EDUCATION & EXPERIENCE
2+ years in residential or commercial maintenance, with at least 1 year in a senior management or director-level role. Deep knowledge of MEP (Mechanical, Electrical, Plumbing) systems, construction management, and building codes. Experience with property management software (AppFolio). Other software skills Monday, Company Cam and basic computer skills.
VI. MINIMUM QUALIFICATIONS
Must be 18 years of age or older. Must be able to successfully complete a background check Must have a valid driver's license
VII. WORKING CONDITIONS AND PHYSICAL EFFORT
This position requires the ability to lift and carry up to 50 pounds and perform physical tasks including standing, walking, climbing stairs and ladders, bending, kneeling, and working in confined spaces as needed. Work is performed both indoors and outdoors and may involve exposure to varying weather conditions, dust, chemicals, electrical systems, and maintenance equipment.
