Live-In Superintendent 152-Unit Apartment Complex — Ewing, NJ Full-Time • On-Site • $50,000 - $65,000 /yr all-in package including free rent We are seeking an experienced Live-In Superintendent to maintain daily operations of a 152-unit apartment complex in Ewing, NJ, ensuring building facilities are properly serviced and tenant work orders are completed promptly and professionally. This full-time, on-site role requires hands-on expertise, reliability, and strong communication skills. Qualifications 2-5+ years of experience in property maintenance, handling work orders and preventative maintenance Available for on-call coverage weekdays and weekends for emergency calls/work orders Valid driver's license required Benefits Vacation / paid time off Company-provided apartment at no charge Responsibilities Respond to tenant/management service requests (appliance repairs, plumbing/electric, painting, etc.) Perform general maintenance safely for residents, staff, and self Prioritize service requests and general maintenance tasks Maintain a preventative maintenance program that minimizes emergencies and outside contractor use Handle special projects or additional duties assigned by the Supervisor Work with tenants and staff members in a positive manner Perform repairs including but not limited to: plumbing/HVAC, electrical systems, appliance repairs, painting/spackling, sheetrock/drywall repair, general carpentry, tiling/grouting, and snow/ice removal Maintenance Operations Perform routine, preventive, and corrective maintenance to ensure building systems operate efficiently Identify potential issues early and implement solutions to reduce emergency repairs and downtime Maintain clean, safe, and well-organized work areas, mechanical rooms, and common spaces Apartment Turnovers Coordinate and assist with apartment turnovers, ensuring units are move-in ready Work with outside contractors as needed to complete renovations, repairs, and upgrades on schedule Diagnose problems and perform repairs across multiple trades Seasonal & Exterior Responsibilities Perform snow and ice removal to ensure safe property access during winter months Assist with general exterior maintenance and upkeep as needed
