$75,000 annually
Position Summary:
Our client is seeking an experienced Building Superintendent to oversee the day-to-day maintenance and operations of a 52-unit luxury multifamily property in Orange, NJ. The Superintendent will ensure the property is safe, well-maintained, and provides an exceptional living experience for residents. This position may be on-site or off-site; a discounted on-site apartment is available.
Responsibilities:
Perform general building maintenance, including plumbing, electrical, carpentry, painting, drywall, and minor repairs. Conduct preventive maintenance and routine inspections of building systems, including HVAC, boilers, pumps, lighting, and mechanical equipment. Respond to resident maintenance requests and after-hours emergencies. Maintain the appearance, cleanliness, and safety of common areas and building grounds. Prepare vacant apartments for new residents. Coordinate and oversee outside contractors and vendors. Maintain work orders, maintenance logs, and inventory of supplies. Identify and report repair needs, safety concerns, and capital improvement recommendations. Ensure compliance with applicable building codes and safety regulations. Work closely with Property Management to maintain high operational standards and resident satisfaction.
Qualifications:
Minimum of 3 years of experience as a Building Superintendent or in residential building maintenance, preferably in a luxury or Class A multifamily property. Strong working knowledge of plumbing, electrical, HVAC, carpentry, and general building systems. Ability to troubleshoot and complete maintenance repairs independently. Excellent customer service and communication skills. Availability to respond to evening, weekend, and emergency calls as needed. Basic computer skills for work order management and communication. Ability to lift up to 50 pounds and perform the physical demands of the position, including climbing stairs and ladders and working indoors and outdoors. Valid driver's license required.
