Key Responsibilities Staff Supervision Assigning work orders and ensuring responsibilities are met. Maintenance & Repair Assesses repair needs and performs hands-on maintenance and replacement in areas such as carpentry, basic electrical work, basic plumbing, basic HVAC, painting, and flooring, provided a permit is not required. Preventative Maintenance Administrates, records, and evaluates preventive and reactive maintenance schedules to minimize costly emergency repairs and extend the life of equipment. Safety & Compliance Follows safety procedures, maintains a safe work environment, and manages fire protection system. Vendor & Inventory Management Monitors outside contractors, acquires and inventories maintenance supplies, and manages the associated budget in coordination with the property manager. Emergency Response Is on call for emergencies, identifies potential problems, and manages crises as part of disaster preparedness.
