United Methodist Homes is looking for a experienced Director of Maintenance and Plant Operations for the Elizabeth Church Campus. This position is responsible for the overall management, operation, maintenance, safety and regulatory readiness of the physical plant and grounds serving the organization's skilled nursing, assisted living, and independent living communities. This position provides hand on leadership and oversight for facility maintenance, building systems, utilities, preventive maintenance, grounds, equipment, environmental systems, emergency preparedness, life-safety systems, vendor relationships, and capital improvement projects. The Director ensures that all facilities are maintained in a safe, functional, efficient, and regulatory-compliant condition while supporting a high-quality environment for residents, families, visitors, and employees. The Director works closely with the Administrator, nursing leadership, environmental services, clinical departments, vendors, contractors, and other members of the leadership team to ensure uninterrupted operation of the campus. maintaining current licensure, continuing education requirements, and professional competency necessary to perform the responsibilities of the position.

Responsibilities:

Direct and oversee all maintenance and plant operations for the skilled nursing, assisted living, and independent living areas of the campus. Actively performs and assists with the necessary repairs and maintenance on all equipment, movable and immovable, by working side-by-side with maintenance personnel. Supervise, schedule, train, and evaluate maintenance and plant operations staff. Develop and maintain an effective preventive and predictive maintenance program for buildings, grounds, equipment, mechanical systems, and infrastructure. Ensure timely response to maintenance requests, resident concerns, work orders, and emergency situations. Makes daily rounds and physically inspects buildings, takes a direct hands-on role in executing required repairs. Place orders/requisitions and processes invoices for suppliers and equipment as necessary. Conduct monthly maintenance checks on all facility equipment to ensure physical systems are free of hazards caused by damaged parts or operating structures. Serve as on-call for emergencies and actively handles urgent facility issues. Follow established safety rules and polices, cooperates with other departments and ensures facility compliance with state, federal, and local codes and safety policies. Attend and participates in department head meetings and required committees. Participate in quality improvement initiatives, safety committees, and other organizational activities as assigned. Conducts fire, safety and evacuation drills timely. Oversee routine inspections and testing of life-safety systems and ensure deficiencies are corrected promptly. Maintain accurate records of inspections, preventive maintenance, repairs, certifications, permits, and regulatory documentation. Coordinate inspections and surveys by applicable regulatory agencies, fire authorities, insurance representatives, and other governing bodie s. Develop and maintain emergency preparedness and disaster response procedures in coordination with organizational leadership. Participate in emergency response activities, including utility failures, severe weather, power outages, water interruptions, heating/cooling failures, and other facility emergencies. Manage relationships with outside contractors, service providers, engineers, consultants, and vendors. Obtain and evaluate proposals and estimates for maintenance, repairs, renovations, and capital projects. Monitor contracted services to ensure work is completed safely, properly, and in accordance with contractual requirements. Assist with the development and management of the plant operations and maintenance budget. Monitor expenses and identify opportunities to improve operational efficiency and control costs without compromising resident safety or quality. Coordinate construction, renovation, repair, and capital improvement projects while minimizing disruption to residents and operations. Ensure maintenance practices comply with applicable federal, New York State, local, fire/life-safety, environmental, occupational safety, and healthcare/senior-living requirements. Maintain appropriate inventories of maintenance supplies, tools, parts, and emergency equipment. Establish and enforce appropriate preventive maintenance schedules and standard operating procedures. Ensure work areas, mechanical rooms, storage areas, grounds, and other facility areas are maintained in a safe and orderly condition. E Work collaboratively with nursing, administration, environmental services, dietary, rehabilitation, activities, and other departments to address facility-related needs. Respond to resident and family concerns related to maintenance, comfort, building conditions, and environmental issues in a professional and timely manner. Participate in leadership meetings, quality improvement initiatives, safety committees, and other organizational activities as assigned. Education and/or

Experience:

Highschool diploma plus a minimum of five (5) years hands on experience working directly in plant operations. Minimum three (3) years of director-level or equivalent management experience preferred. Demonstrated success with regulatory compliance and survey management. Ability to write routine reports and speak effectively in group settings.
