Job Description
WB Residential Properties is seeking a full-time, live-in on-site Maintenance Superintendent to participate in all maintenance duties; including periodically inspecting units, buildings and common areas; performing repairs and janitorial assistance as needed as well as specific maintenance as detailed below, for a property located in Hempstead, NY.
RESPONSIBILITIES
Effectively handle resident service request, correcting the situation within 24 hours when possible. Ensure that all make-ready repairs and services are completed correctly and on schedule. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions to maintain a safe environment. Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc. Perform scheduled maintenance on all equipment Must be knowledgeable of inventory levels of spare parts and supplies and inform Property Manager of shortages. Must be able to order supplies and stay within budget for maintenance supplies and contracts. Maintain effective internal control over operational activities in compliance with best practice policy and guidelines. After hours emergency calls Must be available to work overtime dependent upon the needs of the property Must have and maintain a clean driving record at all times that is acceptable to our insurance carrier. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.QUALIFICATIONS
- At least 3 years prior experience in maintenance or supervisory role
- Excellent customer service skills
- Written and verbal communication skills
