They will be responsible for reporting any condition affecting building services, employees, volunteer, and guest safety and comfort. This individual will help identify potential problems in specific areas, including site maintenance and repairs, along with physical and preventative maintenance. They will follow guidelines regarding general maintenance practices and assist in monitoring, leading & helping with janitorial, facilities crew, and their related work.
DUTIES AND RESPONSIBILITIES
Inspect equipment & properties on a regular basis and make repairs to deficiencies when applicable and attend to items requiring regular attention. Responds to weather-related circumstances (potentially on/off hours and weekends), which may typically require the removal of snow, debris, etc. Completes repairs and maintenance of the physical properties, doors, windows, floors, and walls; minor repairs include painting and plastering. Advises Facilities Director when outside sourcing of repairs may be necessary, working with vendors as applicable Assist the Facilities Director with budget development, analysis, and tracking of the facility budget expenses. Research and locate proper diagrams, parts, and other materials needed to complete all tasks. Provides general lawn care, trimming bushes, garden upkeep, and the maintenance of all associated equipment. Completes Maintenance Request Forms on CMMS system from individual departments and works cooperatively with colleagues. Completes and logs all work and notes daily for all completed tasks. Assist in building the CMMS database, including the addition of new equipment & locations Assists in taking the lead in unloading equipment, deliveries of all types, etc. Completes proactive inspections and PM maintenance of all properties and fleet Conducts preventive maintenance functions according to the scheduled maintenance program on CMMS system. Adjust & add PM work as needed to the system. Checks operations of the fire, life safety equipment, smoke detectors, CO2 detectors, emergency lighting, etc., and monitors & schedules inspections as needed Assembles equipment, tools, supplies, and instruments necessary to complete work assigned. Performs all work with a minimum of disruption and supervision; conducts immediate clean-up of work area. Reports and orders for building supplies and materials for our daily operations. Advise the Facilities Director of any equipment problems and potential replacements. Obtains, keeps crematory license, and makes equipment repairs and works with vendors when needed for repairs & Inspections. Assist the facilities tech with large or heavy crematory work. Assist with the varied organizational programs and events as needed Follows all regulatory and agency policies and procedures. Help supervise and work alongside the janitorial and facilities staff to ensure that tasks are prompt and complete for facilities cleaning and grounds work. Troubleshoot, diagnose, and make repairs to all facilities varied equipment, including minor electrical troubleshooting and repairs, basic plumbing & mechanical systems. Make minor fleet repairs, work with properties HVAC systems cleaning, filters changes and diagnostics. REQUIREMENTS
3-5 years general maintenance experience required. High School Diploma required; trade school diploma preferred. Valid NYS Driver's License with a clean driving record required. Broad mechanical, electrical, plumbing, and carpentry knowledge and experience required, certificates are preferable. Good verbal communication and interpersonal skills. Ability to meet the physical requirements of the position when performing the following: standing, walking, sitting, bending, stooping, squatting, kneeling, and climbing. Lifting requirement of 50 lbs.
