This position combines staff and contractor supervision with active maintenance work. The Maintenance Director is expected to personally perform repairs, troubleshoot building systems, complete work orders, assist maintenance staff, and respond to emergencies. Responsibilities Perform hands-on maintenance and repairs including plumbing, basic electrical, HVAC troubleshooting, carpentry, drywall, painting, doors, locks, fixtures, appliances, and general building repairs. Diagnose building and equipment problems and determine whether repairs should be completed in-house or by an outside contractor. Supervise and work alongside maintenance staff. Assign and prioritize daily work orders and preventive maintenance. Inspect buildings, mechanical rooms, roofs, common areas, and equipment. Oversee HVAC, plumbing, electrical, fire protection, elevator, access control, security, roofing, and other building systems. Coordinate and supervise outside contractors and vendors. Obtain estimates, review pricing, and inspect completed work. Assist with capital improvements, renovations, and equipment replacement projects. Respond to building emergencies such as leaks, flooding, heating failures, electrical issues, roof leaks, and equipment failures. Maintain service records, equipment information, warranties, and inspection documentation. Purchase maintenance supplies, tools, and replacement parts while helping control maintenance costs. Ensure maintenance work is completed safely and in accordance with applicable codes and licensing requirements. Responsible for on-call emergencies and scheduling as well as being included in the rotation. Qualifications Strong hands-on building maintenance experience. Knowledge of plumbing, electrical, HVAC, carpentry, and general construction. Strong troubleshooting and mechanical skills. Previous supervisory or leadership experience. Ability to manage staff while also performing maintenance work. Ability to use hand tools, power tools, meters, and maintenance equipment. Good communication and organizational skills. Knowledge of computer and maintenance software. Valid driver's license required. Physical Requirements Must be able to perform physical maintenance work, lift and carry equipment and materials, climb ladders and stairs, access roofs and mechanical areas, and respond to emergency maintenance situations. Overall Responsibility The Maintenance Director is responsible for leading the maintenance department while remaining actively involved in the day-to-day repair and upkeep of the properties.

Pay:

$60,000.00 - $65,000.00 per year
