Exempt Summary:
Responsible for the management of all operations, maintenance, improvement, safety, security of all Board-owned facilities, grounds and related school-owned equipment.
Essential Duties and Responsibilities:
Other duties may be assigned by the Administration. Manages all contracted services, e.g. security, landscaping, plowing, exterminator, etc. Contractor oversight for repairs and maintenance
  • prepares scope of work, receives service quotes, recommends quotes, manages contractor and service completion to ensure work completed on time, correctly and within budget, e.
g. landscaping/plowing, security company Prepares for and schedules vendors for all required inspections, e.g. HVAC, fire, kitchen, safety, etc. Performs all internal inspections as needed, e.g. playground, roof, safety, etc.
  • Responds to building alarms.
Manages all ESCWR safety plans and submissions to ODE and other local, state or federal agencies. Cleaning and custodial functions in the building(s) and/or supervise any needed custodial staff. Maintains building access for staff, including distribution and collections of FOBS and keys. Creates a five-year maintenance plan for facilities, works with finance to develop a budget for maintenance and repairs. Manages budget and identifies and reports significant changes as soon as possible.
  • Administers the asbestos management plan. Ensures proper signage is posted. Oversees ordering and distribution of cleaning and PPE supplies to ESCWR sites.
  • Ensures compliance with all applicable building codes and ADA accessibility standards.
  • Works with vendors for volume pricing for common needs across the ESCWR.
  • Monitors compliance with MSDS, AHERA, EPA and OSHA regulations.
  • Oversees the timely submission of maintenance reports and records.
Coordinates moving of programs and classrooms on behalf of the ESCWR at all sites, as needed. Support ESCWR programs and classrooms with maintenance issues, for example repair or assembly of desks, if needed. Participates in leadership and administration planning and activities.

Qualifications:

Education/Experience & Certification:
Must have a high school diploma and 5 or more years of building maintenance experience, demonstrated experience to operate and maintain all building systems, e.g. HVAC, etc. Supervisory experience a plus.
Supervisory:
Vendor/contractor oversight; may have 1-2 direct reports as position/department expands.
Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Math Ability:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability:
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Computer Skills :
To perform this job s uccessfully, an individual should have the a bility to operate a personal computer and general office equipment. To perform this job successfully an individual should have knowledge of internet browser use for research, and ability to use virtual meeting tools.

Physical Demands:
The employee must regularly lift and/or move up to 75 pounds, frequently lift and/or move up to 100 pounds and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include Close vision and Peripheral vision. While performing the duties of their job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is frequently required to stand, walk and sit, bend, twist, squat; and, is required to climb or balance and stoop, kneel, crouch, or crawl.
